Questions & Answers
Is an eviction letter without a stated reason legally valid?
Dear Lawyers,
The landlord sent a Dubai Court eviction letter through Aramex but didn't state a reason for the eviction. Does this mean it is not valid?
Should I ask the landlord to resend it with the reason for the eviction?
Thank you in advance!
Dear Questioner,
The mandatory requirement of an eviction notice is the reason itself. If there is no specific reason, then you may challenge the validity of the eviction notice.
You may demand them to send a new one with a valid reason.
If you need further clarification, you may ask us.
Hello,
If the eviction letter does not specify a reason, it will not comply with the legal requirements outlined in the rental law.
Generally, the absence of a stated reason is grounds for challenging the eviction. You can ask the landlord to provide a revised eviction notice that includes the reason for eviction.
This not only clarifies the situation but also demonstrates your willingness to address any issues.
If the eviction notice remains unclear or you believe it’s invalid, you can challenge the eviction in court, citing the lack of a proper reason.

Thank you for reaching out with your question regarding the eviction notice you received from your landlord!
In Dubai, a valid eviction notice must clearly state the reason for the eviction, as per the laws governing tenancy agreements.
If the notice does not include a reason, it may be deemed invalid. I recommend that you ask your landlord for a revised eviction letter that specifies the reason for the eviction.
This will ensure you are fully informed and can address the situation appropriately.

Thank you for getting in touch!
In Dubai, an eviction notice must meet certain requirements to be considered valid. Under Dubai's Law No. 33 of 2008, which amended Law No. 26 of 2007 regulating landlord-tenant relationships, the eviction notice must state the specific legal reason for eviction if the landlord seeks to end the tenancy outside of a standard lease renewal.

Dear questioner,
The eviction is not valid, as per law the eviction notice must specify the valid reason for the eviction and there is no legal obligation on your part to ask to resend the eviction notice with a valid reason for eviction.
It was his duty and we can challenge it in court.
If you need further clarification, kindly share your WhatsApp number.

Hi,
Good morning!
The lease agreement has ended, and the landlord intends to renew it on different terms, sell the property, or occupy it for personal use (for themselves or family members).
You should contact your landlord and request a written explanation for the eviction. This will help you understand the situation and determine your next steps.

Hello, and thank you for reaching out!
Typically, as long as the eviction notice has been issued formally and in accordance with the official requirements, such as providing the full 12 months’ notice period, the court is likely to consider it valid, regardless of whether a specific reason for the eviction (such as personal use, sale, or maintenance) is stated.
The absence of a reason in the notice does not necessarily affect its validity (now).
To provide you with precise guidance, could you please share a copy of the notice you received?
