What to do if I have a case to pay the amount of two bounced rental cheques?

I live in a Sharjah flat. Two of my cheques bounced and the third cheque went smoothly.

Now my building real estate lawyer doesn't want to take one payment at a time.

He wants the full money of two bounced cheques plus the lawyer fees, which is huge too.

Is this fair?

I have received this document from Sharjah municipality, all in Arabic.

After that, I met the real estate lawyer. He keeps saying to bring the two cheque amounts together and lawyer fees to remove the case.

I told him to take at least one cheque money. Since I have it in hand now, he doesn't want to take it.
