Can the payment terms be changed from monthly to one upfront cheque?

Hi there,

My lease is up for renewal and I have agreed to the 10% increase, however, my landlord now wants to change payment terms from monthly payments which I have been doing for the past 3 years, into 1 cheque upfront which I can not afford or able to do.

Does the landlord have a right to do this or can I refuse the terms but accept the increase of 10%?

Your assistance is greatly appreciated.

Dear Questioner,

You can reject the conditions requested by the landlord if he did not inform you of them before the end of the contract.

If the landlord refuses to let you stay in the apartment, you must file a lawsuit against him immediately.

Dear Questioner,

According to UAE law, landlords are allowed to change the payment terms for a lease renewal, as long as they give the tenant a 90-day notice before the renewal date.

However, the tenant has the right to refuse the new terms and negotiate with the landlord. If the landlord insists on the new payment terms, the tenant can choose to either accept the terms or terminate the lease and find a new place to live.

In your case, you can refuse the new payment terms and negotiate with your landlord to continue with the monthly payments.

If the landlord does not agree, you can choose to terminate the lease and find a new place to live. It is important to communicate clearly with your landlord and try to come to a mutual agreement.

Dear Questioner,

If the property is in Dubai, he has to send you 90 90-day notification to change any of the terms in the tenancy contract.

Since you haven't received a 90-day notice and agreed to the rent increase, you can refuse the new payment term of a single upfront cheque.

Communicate with your landlord and explain your inability to pay the full year's rent upfront. Suggest continuing with the existing monthly payment structure.

If you need further clarification, we will arrange a consultation session.

Hi,

I have received a 90-day notice. The renewal is from 1st July, and they sent me the notice on 31st March, which is 90 days.

I think they're trying to do this because I am paying under-market value even with the increase.

So, I believe they want to evict me so they can market it at a higher price and find a higher-paying tenant.

He cannot force you to pay the rent with 1 check. You have the right to pay with 4 checks.
