Dear Sir/Madam,

Can the landlord cancel the Ejari once the tenant has moved out after mutual agreement, even though it is before the end of the tenancy contract?

Dear Questioner,

If there is a mutual agreement between the tenant and the landlord, then it is possible to cancel the Ejari before the expiry of the tenancy contract.

Dubai rental law has this provision if there is a mutual agreement.

Dear Questioner,

If it is agreed to terminate the contract before the date stipulated in the contract, the tenant must bring a clearance certificate from the electricity and water company, then the landlord will issue a clearance certificate to the tenant.

The tenant then submits a request to the government agency to cancel the contract and pays the cancellation fees ahead of time.

However, the owner may not cancel the contract alone.
