Landlord selling: Vacate by contract end or wait for notice period to expire?

Hi,

My landlord sent me a legal notice informing me of his intention to sell the apartment. As a result, he will not be renewing the tenancy contract which ends on 31-07-2024. The legal notice is dated 21-02-2024.

I am aware that as per RERA there needs to be a 12-month notice in such cases.

My question is do I have to vacate once my contract ends on 31-07-2024 or after the notice period lapses i.e. 21-02-2025?

Dear Questioner,

According to UAE law, you are required to vacate the apartment after the notice period lapses, which in this case would be on 21-02-2025.

The 12-month notice period is meant to give you enough time to find a new place to live and make necessary arrangements.

Therefore, you are entitled to stay in the apartment until the notice period ends.

However, it is always best to consult with a legal professional for specific advice in your situation.

You can stay in the apartment till 21-02-2025 according to the notice received.

Dear Questioner,

According to UAE law, you have the right to stay in the apartment until the end of your tenancy contract, which is on 31-07-2024.

However, your landlord is required to give you a 12-month notice before terminating the tenancy contract.

This means that you have the right to stay in the apartment until 21-02-2025, as per the notice given by your landlord.

So, you will have to ask your landlord to renew the contract for the remaining months. After the notice period lapses, you will have to vacate the apartment.

However, if you decide to leave on the expiry of the contract, that is at your discretion.

Dear questioner,

You are only required to vacate the property once the notice period is over.

Additionally, between November 2024 and February 2025, a renewed contract is needed.

Dear user,

Yes, when a landlord retrieves the property for the purpose of selling it, they should provide the tenant with a 12-month notice period, and you should vacate when the notice period ends.
