What happens when I give my tenant an eviction notice mid tenancy contract?

I gave my tenant a notarised eviction notice to vacate my apartment as I want to sell it. I handed the notice in December 2022, and the current tenancy agreement expires in April 2023.

The tenant has raised a case in RDC seeking a full 12-month contract renewal till April 2024, which will exceed the notice period.

Being a non-UAE resident and not having a unified ID #, I cannot submit my response and have a video hearing soon.

What can I do?

In light of the proceedings held in RDC, the notice should be given 12 months before the contract renewal and not midway.

Please ensure you attend the hearing or engage an Emirati law firm that can seek time to submit a POA on the date the hearing is scheduled.

Article 25 (2(d)) provides The landlord may request the tenant to be evicted from the real estate "UPON" the expiry of the lease contract. Thus it is renewed for one year only should the owner of the real estate desire to sell the leased real estate.
