Q: I have served my tenant a legal notice and won the cases in the first instance and appeal in Dubai's RDC court.
I requested enforcement and the tenant has requested reconsideration just 3 days before the eviction date.
The judge accepted to give the tenant an additional one more month to vacate, exactly on the eviction day.
I am afraid that this is not the end of the process as the tenant is paying very low rent and wants to stay in the property as long as possible by making the process as long as possible.
The question is how can I stop him to do so?

Q: Hello,
I have filed a dispute in the RDC against a tenant for non-payment of rent. The judgment was in my favor and was approved.
The tenant filed an appeal, but it was rejected by the higher court.
My question is: now that I have filed for enforcement of the judgment, is there a possibility that the tenant or their lawyer will file another appeal, dispute the eviction, or ask for a stay?

I have an eviction order for my tenant from the court, and the execution of judgment states that the tenant needs to hand over the premises on February 12th, Monday.
I went by the house today, and it does not seem as though he is planning to move. I wanted to know what happens when he overstays.
What action will the eviction officer undertake on the 12th if he has not moved?

Q: Hi,
I received a 30-day legal notice for missed rent on 26th Jan. I transferred the rent to the landlord by 7th Feb. I have communication from him that it was received.
The subsequent months up until March were all paid and acknowledged by the landlord. A couple of weeks before renewal, he tried to increase the rent from 56k to 70k.
On the contract renewal date, I filed an offer and renewal case, which the landlord did not respond to. On 8th May, he filed a case of First Instance stating he was still owed rent from the previous contract, which was already paid and acknowledged.
I then uploaded the documents, but in English, and the decision went in his favor. Can I still appeal this enforcement?

Q: Hello
I currently have an ongoing case for the non-payment of rent against my tenant. The initial judgment was in my favor but the tenant appealed the decision.
However, the tenant uploaded the documents after the session had begun and I was not able to view the documents.
The judgment is now postponed but there are fallacies in the documents uploaded by the tenant that I would like to submit in my memorandum to the RDC.
I would like to know if there is any way to contact the RDC to upload my memorandum as it is crucial to the case.
Secondly, in case the judgment is unfavorable, is there any way to reopen the case after the appeal judgment?

This is regarding an enquiry about a case where we were acquitted by the first instance court, that is, the trial court.
The prosecution appealed the judgment, and we also received an acquittal verdict from the misdemeanour appeal court.
I know there are still 30 days, but what are the chances it can be appealed to the Court of Cassation?

We have a question related to private rental law in Dubai. We have been living in the same house (rented) for the last four years.
During those years, we have had to battle our landlord for maintenance at large. Our contract states that ALL maintenance is on his account (no deductible).
We have a lot of small maintenance issues, such as kitchen cabinets that are coming loose, a sewage smell in the house, and a toilet upstairs that still doesn't work after four years (despite attempted maintenance).
How can we deal with him and get him to honor the contract and resolve all of our issues so we can use the house properly? What legal steps can we take?
We have informed him plenty of times over the four years about the problems, but he seems to "ghost" us and does not reply very often.
We have issued him a warning to get things fixed by the end of this month (via WhatsApp), but he doesn't seem to mind.
Hope you can help with advice and maybe RERA down the line.
