Q: What shall I do with noisy children in a neighboring flat in Sharjah?
Aggressive behavior and verbal abuse from the parents when I stop children from making noise. They complained to Police and the Police warned me not to stop children from playing in front of my flat.
I can`t explain the noise which is loud. All the other flats have children, so they are all supporters of the main problem group. This is one of the findings from the Police; no one is supporting me. The Police say that there is no rule here to stop noisy children. What shall I do?

Q: Hi Lawyers,
I badly need some help with regards to my tenancy contract in Sharjah. Basically, I am staying in my current apartment for almost a year now (I just renewed last June 2017 for my 2nd year contract). However, recently there was a new tenant who moved into the same floor with us (just a few units away from my unit). To cut the story short their kids are making noise on our floor.
I have reported the issue to the building management which they took action, however, after few months the kids are starting to make noises again which really are affecting our privacy.
Now, I have finally decided to cancel my contract with the company and I was hoping I can do it in a legal way.
Will I get a penalty for doing this? Also, will I be able to take back my post dated check with them? I was thinking maybe moving to a new unit (1 bedroom) in the same building or whatever the company can offer.

Right action against nuisance cause by noisy neighbours

Q: Hi,
It's been 3 months that I moved to this apartment. But the neighbours are noisy that I feel the ceiling will collapse.
I complained to the security, to the real estate agency and I even called the police. Nothing changed!
I asked the agency to change the flat for me or to fine the neighbours; they completely stopped replying to my calls or emails.
What can I do?
Please, I’m desperate.

I rented an apartment and paid to discover construction noises next door. Can I terminate the lease without penalty?

Q: I moved to a new apartment in Dubai DIFC (paying AED 250,000 annual rent) and I paid in one cheque. There is construction next to my apartment which is quite noisy and disturbs me.
This will continue for 2 more years. They start to go higher and louder. I'm in the 60th floor. As I record Podcasts and work from home, I need a silent environment.
In my contract, it is written: "In the event of the Tenancy being terminated by the Tenant before the expiry of the Tenancy Period, the Tenant shall be liable to pay 2 months’ rent as a penalty for such termination. The Tenant shall give notice of not less than 2 months."
Would it be possible for me to get out of my lease agreement without penalty?
I can stay 2 more months and give notice, but I wouldn't like to pay the 2 months penalty (46,000 AED).
Would it be possible to force the landlord to put soundproofing on his cost?
A company that does soundproofing could add a glass layer and soundproof one room for 20,000 AED.

Hello,
I had a case regarding fraud by technical means, and we did a tanazul.
It was attested and submitted to the court, but the case still hasn’t been dropped and is now with the public prosecution.
What do I do now, as I need to travel urgently?

How can we claim our money back if the cheque we received have bounced for insufficient funds? 0
We received a cheque which has now bounced. We have tried for over a month and a half now to get a new cheque from the person, and every day he says the next day.
We need the money now. We have been to the police station, and they said they can not do anything as the reason the cheque bounced is "Insufficient funds."
We have been to Al Barsha - Dubai Courts, and they said there is nothing they can do about it.
We are not sure what we can do. We need the money asap to pay our kids' school fees, let alone all the interest we have lost.

Hello
I joined my new company on February 26, 2025. Upon joining the new company, I asked HR if it was free to join the company, and she said yes.
After working with them for 1 month, I experienced a salary delay, and I had to go to the office to ask why there was a delay in my salary.
That is when the HR told me she deducted my whole salary to recover the transfer fee.
Now my question is, who is supposed to pay for the transfer fee, the employee or the employer?
