My landlord served me an eviction notice and sold the property. Is the new landlord obliged to send a new notice?

I was served an eviction notice from my present landlord 5 months ago, he has now sold the property.

Does the new landlord have to serve me a 12-month eviction notice now also?

According to the prevailing cases and judgments issued by the Rent Disputes Committees, the current owner can benefit from the notice sent by the previous owner and is not required to send a new notice.

Is this a new law or has this been the case always?

This is the direction of the court, and all judgments are issued accordingly.

With the sale of the property, all rights and obligations transfer to the new owners, including the notices, considering them as part of the private succession.

This is according to Articles 250, 251, and 252 of the Civil Transactions Law.

Dear Client,

Thanks for your question, I hope you are doing well. I will definitely assist you in this matter.

The new landlord would typically have to serve you a new 12-month eviction notice if they intend to terminate your lease. The old eviction notice may not be valid under the new ownership.

Hi,

This is Nada.

No need for the new landlord to send you a new notice, after 7 months he has the right to ask you to leave the unit.

If you require any legal support, please contact me by phone.

Regards,

Nada

No, there is no obligation to the new landlord to serve the eviction notice again. The eviction notice served by the old landlord is enough.

No. The rights and obligations of the old owner are automatically transferred to the new owner.
