Can I send an eviction notice to the tenant immediately after purchasing a property?
Dear All,
I'm in the process of purchasing a property in Dubai, which is currently rented.
The rent expires on 29th Feb 2024. I'm hoping to serve a notice as soon as the property is transferred into our name.
Assuming we complete a transfer on 30th October, can we issue a notice immediately with the intention that it will be vacated on 30th Oct 2024?
Are there any options to evict the tenant earlier and move in ASAP?
We are planning to live in the property, as this would be our main family home.

In Dubai, if you purchase a property with an existing tenant, you must honor the existing lease agreement until its expiration date.
You cannot immediately issue a notice to vacate upon transfer of ownership.
You'll need to wait until the current lease term expires, which is on 29th Feb 2024 in this case, to serve a notice. Trying to evict the tenant earlier could lead to legal complications.

Hi
As per law, once the owner makes the notice to sell or use, the tenant has 12 months to evict the unit.
But if the old owner made the notice for the tenant, you can use it and we can evict the unit using the old notice.
