أرسل لي المالك إشعارًا بالإخلاء للاستخدام الشخصي وتم تأجيره بسعر أعلى

مرحبًا،

لقد طردني المالك من خلال إشعار إخلاء مناسب مدته 12 شهرًا صادر عن كاتب عدل.

ذكر الإشعار أنه ينوي استخدام العقار للاستخدام الشخصي. قبل بضعة أيام من مغادرتي للشقة، توفي المالك.

تركت الشقة وقبل بضعة أشهر رأيت شخصًا آخر يعيش في العقار. بحثت عبر الإنترنت ورأيت أن الوحدة لم تُبع أبدًا ولكن تم تأجيرها بسعر أعلى بكثير.

نظرًا لأن المنزل مؤجر (غير مباع/ ولا يستخدم للاستخدام الشخصي)، فهل لهذه القضية فرصة في مركز المنازعات الإيجارية (RDC)؟

في الوضع الطبيعي، أنا متأكد بنسبة 100٪ من ذلك، لكن حقيقة وفاته هي سؤالي.

هل يُسمح للشخص الذي ورث الشقة بتأجيرها لشخص آخر؟

أم كان يجب عليه الالتزام بنية إشعار الإخلاء والعيش في العقار؟

أي نصيحة ستكون موضع تقدير كبير.

I don't think there's a chance.

As a compromise between forgetting about the matter and filing a lawsuit that may be lost, you can send a notice to the heirs requesting compensation.

The death of the landlord or the tenant shall not terminate the lease contract and the tenancy relationship shall devolve to the heirs of the deceased party, unless the tenant's heirs decide to terminate said relationship; provided that termination shall not become effective before the lapse of thirty days from the date of notification of the landlord of such decision or the date of expiry of the lease contract whichever occurs first.
