How can you force the tenant to replace the rent cheques after purchasing property?
Hi,
I am an agent and I recently sold one rented property. There are still 8-9 months left for the tenancy contract, since now we have a new owner.
So we prepared a new tenancy contract and asked the tenant for his signature on the new tenancy contract and to replace the cheques under the name of the new owner.
However, the tenant keeps delaying the process and not responding.
How can we replace the cheques under the new owner's name?
If not, how can we legally ask the tenant for the replacement of cheques?
We do have old cheques.

Legally, the new owner replaces the previous owner in all rights and obligations stipulated by the lease agreement.
Therefore, in order to establish your rights as the current owner, you must send a formal notice to the tenant informing them of the property transfer and requesting their presence to replace the checks within a specified period.
If the tenant does not comply and fails to pay the rent after being officially notified, you, as the current owner, can issue a legal notice after 30 days of non-payment and proceed with eviction from the property due to rent arrears.
