أنا وكيل وقمت مؤخرًا ببيع عقار مستأجر. لا يزال هناك 8-9 أشهر متبقية لعقد الإيجار، حيث أصبح لدينا الآن مالك جديد.
لذا قمنا بإعداد عقد إيجار جديد وطلبنا من المستأجر توقيعه على عقد الإيجار الجديد واستبدال الشيكات باسم المالك الجديد.

Legally, the new owner replaces the previous owner in all rights and obligations stipulated by the lease agreement.
Therefore, in order to establish your rights as the current owner, you must send a formal notice to the tenant informing them of the property transfer and requesting their presence to replace the checks within a specified period.
If the tenant does not comply and fails to pay the rent after being officially notified, you, as the current owner, can issue a legal notice after 30 days of non-payment and proceed with eviction from the property due to rent arrears.
