How to evict an existing tenant after purchasing a property in Abu Dhabi?
Dear Sir/Madam,
I have bought a villa in Al Reef, Abu Dhabi for my family to live in, and I want the existing tenant to vacate the house with a notice period.
The old tenancy contract with the previous landlord is valid until December 30, 2023.
What are my rights, and how can I pursue them?

Dear Questioner,
It is advisable that the warning be through the notary public and this must be two months before the end of the contract.
In order for the leased property to be vacated, there are conditions stipulated exclusively in the law that must be observed.

Dear Questioner,
You can send a notice to the tenant to vacate the villa and inform him that you do not wish to renew the contract.
This notice must be sent to the tenant 2 months prior to the eviction date, meaning that you have until the last day of October to send the notice.
The notice must be well documented and communicated through the proper channels.

Dear Questioner,
Regarding your question, the previous lease contract from the old owner is valid until its term expires.
It is required to know the terms of the contract to determine the notice period for the expiry of the contract in order to send an official notification of that.

Hi,
Pursuant to your query, you can send an email to the tenant informing him that you are the new landlord and attaching the previous eviction notice if it has been served by the previous landlord and asking him to vacate it in accordance with the previous notice served.
First, serve the legal notice to the tenant and make a new contract. But you should keep in mind the duration of the old contract also because the rights of the tenants are also involved.
