The tenant's right to refuse or accept leaving upon selling apartment

Dear All,

I am renting an apartment in Dubai which is about to be sold to a new owner. He wants to move in himself before the end of the rental contract.

According to the agent organizing the transaction, the new owner will issue me a notice soon and then ask me to vacate the apartment.

What are my rights in order to:

- Stay in the apartment until the end of the contract?

- Obtain compensation from the new owner if I vacate months earlier than the lease end?

Thank you very much in advance.

Dear Questioner,

Kindly note that to be able to advise you accurately in regards to the contract, we will require to review it.

However, I will provide you with a basic general advice based on the information provided in the question.

Please note that no one - including the landlord - has the right to terminate your rental contract before its expiry unless you commit any action that is considered a breach of the contract terms.

So, yes, you may stay in the apartment until the end of the contract. In case you do not mind to leave the apartment, you should review the terms of the contract and obtain the compensation you referred to in your question.

In reference to the subject, please feel free to contact me directly if you may require further clarification, information or assistance.

You may contact me directly by email through ae@elnaggarlegal.com for your questions or through admin@elnaggarlegal.com for appointments.

Best regards,
