Which date does the tenant vacate: lease end or notice date?

Dear Sir/Madam,

I bought a property that was transferred to my name a few days ago. The previous owner had served a legal notice to vacate (reason: sale) and renewed the lease agreement for 9 more months three months after serving the notice, to align with the notice to vacate.

After the transfer, I was able to access Ejari via the Dubai Rest app and saw that Ejari was renewed for 12 months instead of 9 months.

Does this mean that the tenant has the right to stay until the end of the Ejari date or the date on the legal notice and lease agreement?

FYI: The date on the notice served via the Dubai Court is January 31, 2024. The lease agreement is January 31, 2024, but Ejari is April 30, 2024.

My wife and children are moving to Dubai by February 2024, and I need the house for myself.

Dear Questioner,

According to the rental law in Dubai, the landlord has the right to send a legal notice to the tenant for eviction for sale before 12 months.

However, this does not prevent the renewal of the lease contract or the delivery of the Ejari to the tenant so that they can benefit from it.

But when the 12-month notice period expires, the landlord has the right to immediately evict the tenant, regardless of the end of the contract duration.

The good thing is that the current landlord can benefit from the notice sent by the previous landlord and is not required to send a new notice.

Please note the previous owner's legal notice has expired and you need to serve another one to the tenant since you are the new owner.

If the Ejari has been renewed after serving the notice of eviction, then the Ejari can be considered.

The document which was recently made is treated to be effective.
