Questions & Answers
How to evict the tenant if he refuses to leave the property at the end of the tenancy contract?
My tenant refused to renew the contract and he is still staying on my property even after the contract expiry date.
Please advise on the applicable legal actions I can take.

Dear inquirer,
The tenant has the right to continue staying in the property, and the contract is automatically extended for a similar duration or for one year, whichever is closer.
However, this is linked to the tenant fulfilling their contractual obligations, meaning he must pay the rent on time.
Therefore, if the tenant fails to pay the rent on time, you have the right to give them a one-month notice.
If they do not comply, you have the right to file an eviction case based on non-payment of rent, and the judge will rule in your favor.
Open a rental dispute case. He knows very well that you will not be able to get him out until you get a court decision.
So take a shortcut and open a rental dispute case to evict him.

If you don't have any objection regarding the tenant continues to stay there, then According to Article 6 if the tenant continues to occupy the property despite the expiry of the lease contract without any objection from the landlord the contract shall be renewed for similar period or for one year whichever is less with the same remaining terms of the contract.
