Q: Hi,
I was evicted by my landlord through a proper eviction notice of 12 months that was issued by a notary public.
The notice stated that he intended to use the property for personal use. A few days before I left the apartment, the landlord passed away.
I left the apartment and some months ago I saw there was someone else living at the property. I checked online and saw that the unit was never sold but rented at a much higher price.
As the house is rented (not sold/ nor used for personal use), will this case have a chance in RDC?
In a normal situation, I am 100% sure it would, but the fact that he died is my question.
Is the person who inherited the apartment allowed to rent it to someone else?
Or should have they stuck to the eviction notice intention and lived on the property?
Any advice would be much appreciated.

Q: Dear Sir/Madam,
We are due to be evicted from the villa we are renting in October 2023 because the landlord wants it for personal use. We received 12 months' notice in the correct manner.
We are not happy to move, as we have been living here for 7.5 years. We found a new property to rent, which is more expensive and smaller.
Last week, we asked our current landlord to confirm that he still wants the villa for his family and to let us know if anything changes. He confirmed that he still wants the property.
Last night, we signed a new contract for the new villa and paid agent's fees and deposit. We will move in October.
Today, our current landlord says he has changed his mind and that we can stay. Where do we stand? We feel it is too late, as we have asked many times to stay and he has always refused.
Can we raise a case if he rents the villa to new tenants?

Q: Dear Sir/Madam,
In terms of sending notice to tenants to vacate an apartment, as a landlord, we need to send a 12-month notice with the reason being either:
- Wanting to move in ourselves (or our family members).
- Selling the unit
But what if, as landlords, after evacuation and a few days of evaluating the market or finding no customers to buy our property, we change our minds and want to rent the apartment again to someone else?
Is this against the law? What if, for any reason, the landlord changes his/her mind to sell the apartment after evacuation?
What do the regulations say?

If a landlord has given eviction notice to the tenant to sell the property, can give the property to holiday home short term within a couple of months after evicting the tenant?
Or even get a holiday home license and rent it short term himself?
Or maybe even get on his name holiday home license and rent it out himself as short-term?

Q: Dear Sir/Madam,
I bought a business in Dubai with a rent contract for 5 years, with 1 year remaining. The previous owner failed to inform the landlord during the transfer from DED.
The landlord was informed by the previous owner after 3 months. Upon being informed, the landlord claimed it was a sublease. I explained that the contract was between him and the company, not the individual.
He insisted it was a sublease, but I disagreed. The next day, he sent an eviction notice, citing an intention to sell. This occurred shortly after being informed by the previous owner.
I believe he plans to increase rent and sell the shop at a higher price, using the inflated rental income to justify a higher ROI. How can I remain on the premises, or if he rents it out again, what compensation can I pursue?
What documents should I collect to support a compensation claim later on?

Q: I was given a legal notice to evict my apartment by the landlord because he wants to sell the apartment but no one has come to see the apartment once in 10 months.
I found out that the landlord has multiple units in the same building and gave a similar notice to all. In some cases, he renewed the lease for another year after increasing the 35 to 40 percent rent and in some cases, he rented out after 3 months.
My question is if a tenant got evicted and then offered first refusal to move back in then what is the point?
The tenant has already moved to a new apartment and can't accept the offer to move back.
This will allow the landlord to rent out again at a higher price.
Please advise

Can I re-rent to my evicted tenant at current market rates?

Q: Dear Lawyers,
Can I invite my evicted tenant with the current market rental rates, or am I legally obligated to offer the same rates as the previous tenancy?
I have a copy of the tenancy agreement for another apartment in my building, and the rates have increased by 15-20% since the eviction of my last tenant.
The reason mentioned for the eviction was that I would be keeping the apartment for myself.

Dear Lawyers,
I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August.
Due to personal circumstances changing, we are no longer leaving Dubai and would like to cancel Form F.
The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer's real estate commission and the conveyancing fee.
Our understanding is that the 10% penalty is the only penalty. Which is correct, and what are the next steps to dispute this?
Also, is there any way to dispute the 10% itself under the law due to personal circumstances changing?

The owner sent me a notice by email saying that he doesn't want to renew the contract for the purpose of personal use.
He didn't mention what this personal use means. He already has multiple houses for rent and he has his own which he is living in currently.

I, as a UAE-based Seller, entered a sales agreement with a KSA-based Buyer. The Buyer defaulted on the LC payment, breaching the contract.

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal? 0
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."

By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
