Q: Hello,
I have the impression that my owner will send me an eviction notice of 12 months if I do not accept to pay the rent increase he is asking for. The rent increase is not allowed as the rental index is less than what I am currently paying.
In that case, it means I will need to move from the flat in 12 months. Is it right?
In this case, he cannot re-rent his flat within 2 years, right?

Q: I bought a villa without viewing it on 30-12-2022. It was rented at AED 75,000/year (contract expiry 23-03-2022).
The previous landlord served an eviction notice (Sale) in September 2021 to the tenant for 12 months.
He also sent an email 90 days before the expiry of the tenancy agreement to the tenant informing him that "the rent increase will be as per RERA guidelines and by him or the new owner if he managed to sell the villa before March 23, 2022".
Last week, the tenant sent an email requesting to renew the contract and then on WhatsApp chat he agreed to a rent renewal at AED 100,000. When I sent the tenancy contract to him on WhatsApp, his lawyer sent me a legal notice:
1. Forcing me to renew the contract with AED 75,000 and not as per the RERA increase which will be almost 95,000. The current market is AED 125,000
2. Not allowing me to inspect/view the villa and if I insist, then he will take legal action against me

Landlord's threat to accept unfair rent increase or face eviction

Q: Dear Lawyers,
I have been a tenant for the past three years and my landlord has been arguing about the rent. I have always stated that I will pay whatever is required according to RERA.
Last year, in January 2022, he gave me a court-attested notice to sell the property. Throughout the year, he has been threatening to evict me and not renew my contract if I do not agree to his demands of an 80% rent increase.
He has only had one viewing in the last 12 months (and has not listed the property on any websites) just to show that he is attempting to sell it.
He has openly stated that he is willing to allow me to stay if I accept the 80% increase in rent, but if not, he will ask me to leave (and refuses to put this offer in writing).
He claims that he has enough evidence to show that he tried to sell the property, and after I leave, he will leave it empty for two months before renting it out again, and there is nothing I can do about it.
Can I dispute this in RDC and get my contract renewed?
If I leave and he rents the property out after three months, can I claim damages from him?

Can I petition for immediate eviction due to tenant violations and refusal to vacate after notice? 0
Dear Lawyers,
I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025.
The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant's signature and refusal after the tenant broke the gas detector.
The apartment was sold, and the new owner gave the tenant 90 days' notice. The tenant refused to show the new owner the apartment and ran away, according to building management.
The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance.
The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant's violations?

A contractor recently did waterproofing on my townhouse roof and confirmed a warranty of 5 years (on WhatsApp). The payment receipt and invoice are available.
In 4 months, water leaks from the roof damaged the false ceiling inside the house. When contacted, he avoids calls and delays by making some excuses.

How can I exit a partnership linked to an expired license and accumulating fines? 0
Good Day!
I am a partner in a trading license with two other individuals. Both of them were managing the business together as a cash-based operation without a bank account, while I was working elsewhere as an employee.
Now, one of the partners has passed away, and his parents are in conflict with the remaining partner, claiming he owes them money. However, the surviving partner insists that no money is owed and that everything is settled.
The license has now expired and cannot be renewed because the deceased partner’s family is not cooperating, leading to fines due to the inability to renew it.
Additionally, the remaining partner continues to conduct the same business, occasionally purchasing items under the company name.
As I am a low-salaried individual and cannot afford court fees, is there a way to remove myself from this situation, or are there any authorities who can assist me in this matter?
I am willing to help and provide whatever is required as evidence in this case.

However, RDC says that legal fees do not mean lawyer fees; they are RDC fees only.

The public prosecution appealed my judgment (a fine that I satisfactorily cleared) and requested increasing the fine.
Can you please explain what happens during a criminal case appeal hearing for me as a defendant?
Will I be asked questions?
Is the hearing just for the Public Prosecution to present their appeal to the judge, and I do not need to give a response?

The new employee will start on June 1, 2025. However, he would like to open a new bank account in the UAE thus asking to provide the salary certificate mentioning his salary in AED and if possible not mentioning the start date.

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal? 0
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."
Could this be considered arbitrary dismissal?
Am I entitled to any compensation or benefits from the company as a result of this termination?

Do I need to hire a lawyer if I found I have a marital case against me in the court? 0
By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?
I don’t know what the case is about.
Should I hire a lawyer or I can attend the hearing by myself?
