How to fight a fake eviction notice for a sale that never happened?

Dear Sir/Madam,

We received an eviction notice due to the sale of the apartment. I know that the owner did not sell the apartment. What can I do?

How much does such a dispute cost? And what can I gain?

Thank you!

Dear Questioner,

If this is in Dubai, rental laws are different between the seven emirates, and if the eviction notice is for a period of 12 months, and it reached you by registered mail or a notary public, and it is written in it that the reason for the eviction is the sale, you have two options:

1. Not to vacate the apartment at the end of the 12-month period, send a notice to the landlord to renew the contract, and if he refuses to do so, file a rental case. In this case, the landlord is (supposed) to provide evidence of the seriousness of the sale, and if he can prove that, the court will order you to vacate the apartment, and pay the rent until the eviction is complete.

2. The second option is to vacate at the end of the 12-month period. And in the event that it appears to you that the owner has rented the apartment within three years from the date of your eviction from the apartment, then you will have the right to file a compensation case, and the compensation, in this case, will be good.

Hi there,

In this case, you can file it after you evacuate the property, and after he rents it to someone else, you have the right to file and request compensation against all losses and damages that happened to you because of your move out.

The cost of the case is 3.5% of the claim amount; this is the court fees and lawyer fees will be as usual 15% of your claim; with a minimum of 10k.
