Denied renewal and short notice to move, What can a tenant do?

Dear Sir/Madam,

I have renewed my lease contract for 5 months. It expires on July 6th, 2023. It has this clause "This contract is not renewable".

I have asked the landlord to have a new contract for 7 months in order to complete the 1-year rent. He declined and said that he has the intention of selling the house and I should leave by the expiry date.

It is 68 days before expiry. Should he give me 12 months' notice? Or what is the effect of that "not renewable" clause?
