I am writing to seek your legal expertise and advice on a pressing issue concerning a property sale transaction that my brokerage company has facilitated. Here are the details: Our brokerage company represented the seller in a property sale where the property was sold with an existing rental agreement in place. As per the terms of the agreement, the rental balance was supposed to be given to the buyer, who is now the new owner of the property. In this transaction, our company is entitled to a 40% commission, and the buyer's brokerage company is entitled to 60%. However, the buyer's brokerage company, which has complete control over the buyer's funds, has transferred the entire 100% commission to their own account. They are currently withholding this commission, stating that they will release it once the rental balance is paid to the buyer. Unfortunately, we have lost contact with the buyer, as he has blocked the seller's agent, making it impossible for us to fulfill this condition.

Dear Sir I applied for Canada AIPP programs from one of the consultancy agencies in Dubai in 2021, and they told me it would take 1 year for the process. Now it’s more than 2 years. They told me they were applying for me these years but I didn’t get any response from any company, and when I asked them to tell me where they applied, they told me it's confidential. Hi I have been working in a company under a local sponsor with 2 partners for the last 6 years and my visa will expire next month. However, my company has informed me that they shall transfer my visa to their other company with the same OWNER with a new partner (without a local sponsor). In this situation, what do I need to do? Hi Sir, My husband had a judgment where he was found not guilty, as the misdemeanor court stated that it doubts the charges against the accused and found no conclusive evidence except the statements in the report files. The court considered this invalid because there was no translator. After this, if the Public Prosecution appeals, will the verdict remain unchanged and be upheld if there is nothing more than this  Can you shed some light from your experience on this issue and say if the result will remain the same?

Hello, If the company loses my passport, what can I do?

Dear All, We have a question related to private rental law in Dubai. We have been living in the same house (rented) for the last four years. During those years, we have had to battle our landlord for maintenance at large. Our contract states that ALL maintenance is on his account (no deductible). We have a lot of small maintenance issues, such as kitchen cabinets that are coming loose, a sewage smell in the house, and a toilet upstairs that still doesn't work after four years (despite attempted maintenance). How can we deal with him and get him to honor the contract and resolve all of our issues so we can use the house properly? What legal steps can we take? We have informed him plenty of times over the four years about the problems, but he seems to "ghost" us and does not reply very often. We have issued him a warning to get things fixed by the end of this month (via WhatsApp), but he doesn't seem to mind. Hope you can help with advice and maybe RERA down the line.
