Termination of a commercial lease by the landlord

What are the tenant's termination rights of a commercial lease in RAK if the rent is being paid based on production and no advance rent paid?

The contract does not provide the right to terminate for the tenant.

I need to review the contract.

If the contract does not provide the right to terminate, then you have to approach the landlord and request him.

It is up to his discretion as early termination of the lease is not provided under the law.

If the contract does not provide the right to terminate then it's up to your discretion.

Article 13 and 15 of RAK LAW No. 8 of 2008 is relevant to you.

Article 13

The tenancy contract shall be terminated in the following two cases:

1. The termination of the specified period, unless either party notify the other party of his wish to renew the contract in compliance with the conditions prescribed in Article 14 of this law; and

2. If the parties have agreed to terminate the contract prior to its specified period.

Article 15

The landlord may cancel the tenancy contract and vacate the premises prior to its termination for any of the following reasons:

1. If the tenant does not pay the rent due within ten days from the due date and two weeks had expired from the date of receipt of payment notification;
