What can I do if the tenant refuses to move out at the end of eviction notice deadline?
I own an apartment in Dubai and issued a legal notice to my tenant last year to vacate the property within one year, with a deadline of 10th April 2023.
However, my tenant requests a 10-day extension beyond the deadline, which I cannot accommodate as I need to move in.
What are my legal options to enforce the eviction by the deadline and avoid further delays or disputes?
You have the right to receive the keys and not to agree to the extension or agree to the extension for several days until the tenant arranges an order for the rent.
It is up to you whether you accept or send him a legal notice, unless it means immediate eviction.
You cannot force the tenant to vacate the rental unit on the specified date unless he leaves voluntarily.

Kindly convey to them that since the notice was sent a year ago, there is no valid reason for the extension.
They have to follow the eviction notice unless you mutually agree otherwise.
