Is an email notice sent to the tenant for paying the rent considered legal?
Or does it have to be a notarised physical letter?

It has to be a notarised notice sent via the Court.

Sending a notice by email is legal.
But if the notice pertains to non-payment of rent, then a notarized notice must be sent through the notary public in the form of a physical letter to comply with the provision of the law.
Failing which, it will not be deemed as a served notice.

To pay the rent, an email is enough. To vacate the property, the notification must be made by notary or registered mail.
