Q: Hi,
My name is Adnan, I am from Pakistan. 6 months ago I cancelled my visa from a transport company. I completed the 2-year session and I have no ban and no criminal record in Dubai.
Now I am trying to get a visa but my visa application is rejected due to security reason. How can I fix that? Can you help me?

Me, my husband and my 3-year-old daughter visited the UAE in April 2023 for two months on a visa that was valid till May 30.
Then we further extended our stay for a month on May 30. But on June 3, my husband's sister died and he left the country.
We are here now, and I applied again for his visit visa but rejection came.
What's the problem?

How can I know the reason for rejecting my visit visa to Dubai and fix it?

Q: I am a 40-year-old Pakistani national and my Dubai visit visa has been rejected for no reason for the past few months.
I have visas from top nations in the world, the US, UK, and Schengen, and have also visited the UAE several times a year for the past 10 years.
My last valid visa was issued in Nov 2022. After that, it is getting rejected. It is probably because my name could be a match in the system with someone who is banned from traveling to the UAE.
The travel agent says it is a security issue, not immigration. Contact me if you have resolved this issue before and can guarantee to resolve it for me and please mention how will you resolve it. It is important for me to visit Dubai.

أعمل في شركة في العين مند ثلاث سنوات ونصف "منها سنة وعشرة أشهر إقامة تابعة للشركة" وما تبقى كنت أعمل بالإعارة من شركة أخرى. راتبي في عقد العمل 500 درهم ولكن راتبي الفعلي 2500 درهم.
هل يحق لي المطالبة قانونًا على حسب الراتب الفعلي؟
وهل فترة العمل بالإعارة تدخل ضمن أيام المستحقات؟
علمًا بأنني أستلم راتبي بشكل مباشر بإيصال قبض من الشركة، وراتب العقد (500) أستلمه بنكيًا أو عبر فروع الأنصاري.

Dear Sir/Madam,
I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023.
However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record.
The previous landlord had given the tenant a year's notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate.
Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari?
Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023?
Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. If so, for how long is the remaining period valid, or do I need to issue a new eviction notice of one year?
I would appreciate your prompt response.
