Q: Dear sir/madam,
I have 3 checks amounting to 13980.00 AED bounced by my real estate but under a single case reference number.
There is a cheque bounce case since 2020 before the new law. The discussions with the third party were unsuccessful.
My concern is:
1. How much should I pay to remove my travel ban?
2. Will they collect my passport when I am paying?
3. Should I go to the police station in-person or someone can do it for me?
4. Will there be an arrest?
The cheque was from my SAIF zone company account and when it bounced, I closed the account. So the check bounce was on the grounds of a closed account.

Bounced cheque case for defaulting on loan payments

Q: Hi.
I have a case filed against me by the bank last month end for failing to pay 2 EMIs.
I have been unemployed since April 2017 and have managed to pay my EMIs from the settlement I received from my previous company and some other EMIs by borrowing money from friends and families.
I have not been able to find suitable employment during this time and I have AED 52,000 to pay the bank (the original amount being AED 254,000).
The cheque bounced by the bank is for an amount of AED 77,100.00. My overdue EMI is AED 9,800, while my outstanding is AED 52,000. The 4-year loan will finish tenure by July 2019.
Before the case was registered by the bank, I had emailed them (also spoke with their rep) to give me a loan deferment, however, they chose not to respond.
Please advise on the next possible actions. I still have not received any calls from any legal authorities. Will I have to face jail term or deportation?

Q: I am a British man who lived in Dubai for 13 years and had a successful career in senior director roles. However, in Jan, I was made redundant from my last job and at the same time, my divorce was finalized at the Dubai Courts.
My ex-wife was awarded a large sum, back payments from when divorce was filed in 2016, monthly maintenance for our child...etc. As I was unable to pay this in one sum, my ex-wife court ordered all my money and blocked me from leaving Dubai.
As I was redundant, I was unable to cancel work visa and get a new job. With no monies and no way to pay my liabilities for the bank loan and credit cards, I was stranded. In July, we settled and my travel ban was lifted before the banks moved in.
I now have an opportunity to return to Dubai but I need to negotiate with the financial institutions and other parties to ensure safe passage back. I need legal advice on how to do this, what steps need to be taken and I need payment plans to be set after starting a new role.

New owner in Dubai with no Ejari and previous tenant: What are his rights? 0
Dear Sir/Madam,
I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023.
However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record.
The previous landlord had given the tenant a year's notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate.
Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari?
Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023?
Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. If so, for how long is the remaining period valid, or do I need to issue a new eviction notice of one year?
