Q: I’ve been served a notice on a property in a place where all landlords are evicting tenants due to the rental increase.
It’s easy for a landlord to serve notice and then not actually move in (which is the reason he has given).
I’ve spent a lot of money on landscaping the garden as it was empty when I moved in.
How can I contest the eviction notice?
My landlord owns more than one property in Dubai and he lives in India.
He keeps saying he is moving in, yet the notice he served also says he is evicting me due to his need to move or sell it.

Q: Dear Lawyers,
An eviction notice with the intent to sell was served by the previous owner almost 12 months ago in January 2022.
The existing tenancy contract at that time expired in September 2022 and was renewed by the previous owner until the end of January 2023 (the expected eviction date according to the legal notice). I purchased the property in December 2022.
Now, the tenant does not want to leave and is requesting another 12-month notice since I am the new owner, and he was told by someone at DLD that the old notice lost its validity.
Please advise on what action I should take if I want to move into the property in February 2023.

Q: Hi,
I have sent an eviction notice to my tenant (as I plan to use the property for my own - 2BR in free zone Dubai) 4 months ago via Emirates Post registered email service (and I have got a digital certificate time stamped of receipt ).
Is this accepted by the Dubai courts?
My tenant is refusing to provide a tentative day to move out within the 12 months period from when I have sent the email, and says that according to RERA he will vacate the property only after 12 months since he received an ‘official notice of eviction’.
The current tenancy contract expires in 2 months and I do not know what should I do if we do not reach an agreement.
1. Can I deny to sign a new contract upon expiration or I am obliged to do so, and if yes, for what period?
2. Should I send it through Notary Public or registered mail (courier with acknowledgment of receipt) a new eviction notice?
That would mean that I acknowledge the previous one was void.

Can you please explain what happens during a criminal case appeal hearing for me as a defendant?
Will I be asked questions?
Is the hearing just for the Public Prosecution to present their appeal to the judge, and I do not need to give a response?

The new employee will start on June 1, 2025. However, he would like to open a new bank account in the UAE thus asking to provide the salary certificate mentioning his salary in AED and if possible not mentioning the start date.

I received a termination letter from my company for restructuring. Is this considered arbitrary dismissal? 0
I received a termination letter from my company on January 31st, 2025, with a one-month notice period, stating my last working day as February 28th, 2025.
The reason given for the termination is "considering the current business scenario, the company has considered measures to reorganize the business."
Could this be considered arbitrary dismissal?

Do I need to hire a lawyer if I found I have a marital case against me in the court? 1
By checking in Al Adheed, I have found there is a marital matter case against me in Dubai Courts. There is a hearing date for next week and the time mentioned in the case status with a link for an online hearing.
However, I have not received any message from Dubai courts regarding this by mail or phone. I have all contact details updated with EID. In this case, what should I do?
I don’t know what the case is about.
Should I hire a lawyer or I can attend the hearing by myself?

What to do if our landlord keeps ignoring maintenance requests despite a clear contract? 0
Dear All,
We have a question related to private rental law in Dubai. We have been living in the same house (rented) for the last four years.
During those years, we have had to battle our landlord for maintenance at large. Our contract states that ALL maintenance is on his account (no deductible).
We have a lot of small maintenance issues, such as kitchen cabinets that are coming loose, a sewage smell in the house, and a toilet upstairs that still doesn't work after four years (despite attempted maintenance).
How can we deal with him and get him to honor the contract and resolve all of our issues so we can use the house properly? What legal steps can we take?
We have informed him plenty of times over the four years about the problems, but he seems to "ghost" us and does not reply very often.
We have issued him a warning to get things fixed by the end of this month (via WhatsApp), but he doesn't seem to mind.
Hope you can help with advice and maybe RERA down the line.
