Q: Dear Advisors,
One of my friends borrowed AED 12,000 from me in May 2018. He said he will return the money in one month, but he didn’t. I asked many times.
7 months later, he returned AED 5,000. But he is not returning my balance amount of AED 7,000 now after nearly 17 months. I am in Dubai. He is in Abu Dhabi.
He runs a structural steel company. Every time he keeps changing the date. I have WhatsApp chatting. How can I get my money back?
Please help me.

Q: I lent AED 90000 to my friend as a personal favour in 2016, to help his business. We agreed without interest on repayment.
I have taken his personal cheque as a security. No agreement made. My friend is not returning the money as agreed.
I want to make a written agreement with my friend now.
Please advise on the procedure for this in the UAE.

I have a Whatsapp message where he said he will return the money but the amount of the borrowed money was not written by him.

Q: Dear Advisors,
One of my friends borrowed AED 22,500 from me on March 2022. He said he will return the money in one month, but he didn’t.
I asked many times. After 3 or 4 months he started paying gradually. On September 16, 2022, he paid a total of AED 16,500 and promised he will pay the remaining AED 4000 as 1000 every month.
But he is not returning my balance amount of AED 4000. Now it's been almost 10 months he never shows up and hardly responds to the call. Every time commit to paying it off the next week or next month, but all just lies.
He lives in Dubai and runs a marketing business. Every time he keeps changing the date. I have WhatsApp chatting.
How can I get my money back?
Please help, your prompt response will be highly appreciated.

Q: Hello Khaled,
I lent AED 5,000 to someone I work with. The person promised to pay back in a few months but it's been years and he still owes me 2,000 AED.
I have WhatsApp chat and transaction references. He keeps saying he will pay me back but he is not fulfilling any promise.
Please advise me if it is worth pursuing this matter and if I would be able to recover the amount, along with any expenses incurred in legal action.

Q: Good evening,
I lent AED 49,960 to a friend. She has written and signed a loan agreement letter about this. I even have a pic of her holding this agreement in her hands.
The problem I have now is that she has blocked me on WhatsApp and I can’t reach her there. I’m afraid she will run away with this.

This person was supposed to return my money by May 2023, as per the agreement.

Q: I am seeking legal advice regarding a financial and emotional scam perpetrated by a close friend. She borrowed money from me, promising to return it but later claimed she could not.
I discovered that she has been deceiving others similarly, taking money and providing false excuses. I have evidence of her fraudulent actions and testimonials from other victims.
This betrayal has caused me significant emotional distress, including severe panic attacks, as I was already healing from past trauma and depression.
Given the emotional harm she caused, I am interested in knowing if I can seek compensation under UAE law. I live in Dubai, and she lives in Ajman.
Could you please advise if there are legal grounds for claiming compensation for emotional damage in such cases?

I wanted to purchase a 2-bedroom apartment in JVC Dubai. I gave a 10% security deposit cheque to the seller. The price mentioned in the MoU is very high compared to other similar apartments in the same building.
The bank’s valuation also came in very low. Since the valuation is much lower, how can I terminate the MoU and get my cheque back? The MoU ends on 1st October 2024.
One of the articles in the MoU states:
In the event that the Buyer fails to make the payments as agreed or fails to complete the transfer on the agreed date due to his own acts or omissions, the Seller has the right to terminate this agreement and retain the deposit, provided that the termination is due to a violation of the agreed terms, unless both parties agree amicably to different dates.

Regarding the probation period, when is the deadline for an employer to terminate me if the DOJ anniversary is Friday 2nd Feb?

Dear Lawyers,
I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025.
The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant's signature and refusal after the tenant broke the gas detector.
The apartment was sold, and the new owner gave the tenant 90 days' notice. The tenant refused to show the new owner the apartment and ran away, according to building management.
The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance.
The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant's violations?

I am a partner in a trading license with two other individuals. Both of them were managing the business together as a cash-based operation without a bank account, while I was working elsewhere as an employee.
Now, one of the partners has passed away, and his parents are in conflict with the remaining partner, claiming he owes them money. However, the surviving partner insists that no money is owed and that everything is settled.
The license has now expired and cannot be renewed because the deceased partner’s family is not cooperating, leading to fines due to the inability to renew it.
Additionally, the remaining partner continues to conduct the same business, occasionally purchasing items under the company name.
As I am a low-salaried individual and cannot afford court fees, is there a way to remove myself from this situation, or are there any authorities who can assist me in this matter?
I am willing to help and provide whatever is required as evidence in this case.

I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August.

The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer's real estate commission and the conveyancing fee.

Tenant always late with payments, hasn't renewed contract. What to do? 2
Hello,
I have a tenant who is always late with their payment. Their renewal was supposed to be last December 2023.
Currently, they have not signed any new contract, provided any new cheques, and have stayed for three months from December until now without paying rent.
Additionally, I just discovered that they have sublet the apartment with partitions, which is clearly stated as not allowed in the old contract.
Please let me know what should I do legally!

We sent a renewal notice to our Dubai-based tenant 84 days before his contract renewal, with a 10% increase in rent.
The tenant neither agreed nor disagreed with the proposed rent and replied on the day of renewal that he wouldn't be paying the proposed rent.
Due to the argument, the landlord decided to reduce the rent, but the tenant has not yet renewed his contract. It has been 12 days since his contract expired.
Kindly suggest what could be done in this matter.
