Asking a tenant to leave a property without notice for the purpose of selling

Dear sir/madam,

I have been asked by the landlord to leave the property by the end of the contract and he doesn't want to renew it. He is going to sell the apartment. I confirmed over email that I will start looking for an apartment on the due dates.

The property suits me for my kids' school and I cannot move away from the location. Upon checking into the area, there is not a single apartment available that can suit my requirements.

1. What happens if I want more time after the tenancy period expiry to look for an apartment?

2. Since it was 2 months' notice, can I ask the landlord to renew for this year or extend the current tenancy?

3. Can the landlord force me to terminate and avoid renewal?

Dear questioner,

As per the law, the landlord should serve a 12-month notice period and mention the reason for the non-renewal request.

Hi,

Pursuant to your query, as per the law, the landlord needs to give you 12 months notary notice.

If he has failed to do so, you have the right to refuse the same and ask him to renew the contract on the existing terms.

Well, as per the relevant law that specifically states that your landlord has to give you 12 months' notice to evict you, you can approach RDC to resolve your grievance

Dear Questioner,

Good day,

With ref to Q#60326, please be informed that you may continue in the property by paying the existing rent if the landlord did not demand a rental increase by serving 3 months' notice (as per RERA Index) or did not serve you 12 months notice for Eviction. We understand the tenancy is governed by the RERA (Dubai).

For further advice, kindly contact us by phone or email.

Best regards
