Q: I have paid about 15% of installments to an off-plan project. However, due to Covid-19, I am unable to keep up with repayments at the time being.
I am also concerned that it has been almost 2 years since I signed the contract and no work has started on the project, it seems no progress.
The handover was scheduled to be in 2021 but now delayed to 2022. How could I cancel without losing my 15% paid?
And if I continue to pay, but I am not happy with being delayed and never starting work, what should be done?

Q: Seeking cancellation for the delaying property delivery, as developers are not being reasonable.
I purchased an off-plan property in Dubai which was due for handover in June 2018 but still incomplete as of May 2020 (approx. 58%).
80% has been paid from a purchase price of 1.97 million, plus 4% DLD fees.
After pleading with developers for assistance, I recently got offered 2 x 999,999 AED, properties from the Developer (not ready till first quarter 2021 apparently), plus DLD fees as they would be classed as new sales.
I wish to cancel the purchase. Do I get additional rights for a 2-year delay and being under 60% completion?
Can I use force majeure (I'm on 75% wage reduction till September due to COVID-19)?
Has a law come into play to have additional compensation whilst renting during the delay? (I was advised on June 2019 by the SLC that there were discussions at DLD but nothing official). Can you claim the 4% DLD fees back?

Claiming compensation from developer for delay in handover

Q: I have purchased a property off-plan, which was due to complete Sept 2020, however, the project has been delayed and not even reached 10% completion.
And now with the COVID-19 situation, the developer has decided to prioritize other projects and informed me the unit I purchased will be delayed as a minimum for 2 years.
But to make good by me, they are offering me a unit in the sister development for the same price, which is one of the projects they are prioritizing to complete.
But they are only offering it to me at the same square foot price as the other unit, and this unit is slightly smaller too.
Also, this project is anticipated to complete q3 2021, which is 18 months later than what signed up for with the first unit.
I want to understand what compensation I can claim as I feel they are not offering to be adequate compensation for the delay and nor doing be a deal on this unit.
Please advise. Just to highlight the delays to the first project were before this COVID-19 issue.

Hello Sir!
I rented an apartment in a villa in Abu Dhabi 4 months back and paid 4 months' rent in cash and have given three cheques for the remaining rent in advance (4-4 months) one cheque is a security cheque.
We signed a contract for one year. Now because I got terminated from the job, I informed the landlord with one month's notice and evicted the house after 3 months leaving one month's of rent to him as discussed at the time of the contract.
I lived only for 3 months. Now the landlord is not returning my cheques and demanding all the amount of the remaining year and threatening me for filing a case if he bounces my cheque.
I negotiated and he asked me now in the last conversation to pay only for 3 months more and he will give me back my cheques, What should I do?
I can't pay even for the 3 months since I have evicted the house as discussed.
What are my legal rights in such a case and what's the worse I can expect if he bounces my cheques?

Consequences of failing to pay full loan instalments to the bank 3
Hi Sir
I had taken a loan from a bank in September I was paying proper instalments until March. After that, I could not pay full instalments.
Now the bank called me saying that they will be depositing the cheque and go for legal issues.
Kindly let me know what are the cheque bounce consequences. I am afraid.

Getting clearance from the bank after settlement of debt 11
Hello there,
I left the UAE in 2015 and I had a loan and credit cards paid one by one and left now with the last credit card with a bank. I was paying minimum account until Feb 2020.
Then COVID-19 hit and I was not able to pay. I contacted bank but no response from their end for settlement.
Now suddenly an agency started dealing with me and asking me to pay around AED 12000 which is very difficult. Please advise.
I paid one bank and got clearance, paid another bank but they are not giving out a clearance letter still after much follow up. What can be done?

It was attested and submitted to the court, but the case still hasn’t been dropped and is now with the public prosecution.

How can we claim our money back if the cheque we received have bounced for insufficient funds? 0
We received a cheque which has now bounced. We have tried for over a month and a half now to get a new cheque from the person, and every day he says the next day.
We need the money now. We have been to the police station, and they said they can not do anything as the reason the cheque bounced is "Insufficient funds."
We have been to Al Barsha - Dubai Courts, and they said there is nothing they can do about it.
We are not sure what we can do. We need the money asap to pay our kids' school fees, let alone all the interest we have lost.

I joined my new company on February 26, 2025. Upon joining the new company, I asked HR if it was free to join the company, and she said yes.
After working with them for 1 month, I experienced a salary delay, and I had to go to the office to ask why there was a delay in my salary.
That is when the HR told me she deducted my whole salary to recover the transfer fee.
Now my question is, who is supposed to pay for the transfer fee, the employee or the employer?
