Can the landlord disconnect property utilities in case of defaulting on rent?
20
Q: My contract is expiring at the end of this month. The Lessor of the property management has notified me to pay the pending amount of my rental dues by the 15th of July. Failing in which they will disconnect my utilities.
I have delayed my payments but I have somehow covered my monthly rentals. I am still due to pay some amount to them. Previously when this situation occurred, they have disconnected my utilities.
Can anyone suggest to me whether this is legal to disconnect utilities?

Can I refuse to pay rent if the landlord did not provide electricity?

1
Q: Dear Sir/Madam,
I rented a warehouse from a landlord on September 13, 2022, for an annual rent of 50,000 AED. I paid the first installment of 12,000 AED. The warehouse is our workshop where we manufacture customer orders.
The landlord had an issue with Abu Dhabi Municipality, so he did not issue us a tenancy contract until February 15, 2023. After we received the tenancy contract, we discovered that the landlord also had an issue with ADDC.
Due to these issues with the landlord, we were unable to get an electricity connection for our workshop until March 9, 2023.
The landlord is now demanding rent for this period, but we refused to pay because it was not our fault. We also suffered a lot of losses during this time because we were unable to fulfill customer orders due to the lack of electricity.
We also had to pay salaries to our idle workforce. The landlord has now filed an enforcement case against us by using the installment cheques. What legal actions can we take against the landlord now?

How can we claim our money back if the cheque we received have bounced for insufficient funds? 0
We received a cheque which has now bounced. We have tried for over a month and a half now to get a new cheque from the person, and every day he says the next day.
We need the money now. We have been to the police station, and they said they can not do anything as the reason the cheque bounced is "Insufficient funds."
We have been to Al Barsha - Dubai Courts, and they said there is nothing they can do about it.
We are not sure what we can do. We need the money asap to pay our kids' school fees, let alone all the interest we have lost.

Who is supposed to pay for the transfer fee, the employee or the employer? 0
Hello
I joined my new company on February 26, 2025. Upon joining the new company, I asked HR if it was free to join the company, and she said yes.
After working with them for 1 month, I experienced a salary delay, and I had to go to the office to ask why there was a delay in my salary.
That is when the HR told me she deducted my whole salary to recover the transfer fee.
Now my question is, who is supposed to pay for the transfer fee, the employee or the employer?

Can my old employer sue me for a non-compete clause that's only in the offer letter? 0
Hi,
I was previously working in a company based in DMCC and have now moved to Hamriyah Free Zone. In my DMCC contract, there was no mention of a non-compete, but my offer letter includes one.
Now, in my new organization, if my old customers start to contact me for business, am I liable for any legal action from my previous employer?
