I have just bought an apartment in Dubai with a tenant in place. I would like to move into the apartment as my residence.
I understand that I must issue the current tenant a 12-month written notice. However, I have only received the sale and purchase agreement (SPA) from the developer so far.
Do I need to wait until I receive the title deed before issuing the eviction notice?
Also, the current Ejari is between the developer and the tenant. Can I still issue the 12-month notice even though the current tenancy contract is with the developer?

Landlord is evicting me for renovation. When must he show proof?

Q: Dear Sir/Madam,
My landlord had originally said that I could stay in the villa during the minor renovation (inside) and construction of a new building outside.
He put it in writing and agreed that the tenancy value of the property would not increase significantly for two years based on these improvements.
I then received an eviction notice due to renovation. I have lived in the same villa for 18 years. My question is:
At what point does the landlord need to have the attested Dubai Municipality report to show that the planned renovation makes the property uninhabitable, as this has not been shown anywhere yet?

Q: Dear Sir/Madam,
Can I ask my tenant to vacate the premises in one year starting immediately to change the tiles in the whole house?
The property has been rented since 2017 and needs a facelift. The current contract ends in February 2024, and we are looking to send a notice of rental increase before 90 days.
However, we are sure that we want to make some changes around the house. These are not structural changes, but much-needed changes.
What is the process and eligibility?
Also, if RERA agrees, should we then renew the contract for 9 months, since the one-year notice would end in 9 months from February 2024?

Should we vacate at the end of our tenancy or rely on the new owner's title deed date?

Q: Hi there!
Our landlord sold the apartment we are currently staying in. We were aware they were on sale, but we never received any legal notice about it.
We only received the title deed under the new owner's name and issued the rest of the cheques to him.
Should we vacate the apartment at the end of our tenancy contract, or rely on the title deed's date (not sure if it is the correct document though)?

Hi.
One of my friends joined a Telegram group. They said, "We will transfer some amount to your account, and your task is to transfer this amount to another account. Once the task is completed, you will get 30 or 50 AED per task."
He completed 3 to 4 tasks, but he realized it was not good, so he stopped. After one week, when he opened his account, it was blocked, and the bank said, "We are conducting an investigation; after this, we will let you know."
After some days, he had an accident and went to his home country. He then received a call from a landline number, which was from the Abu Dhabi police station.
They said, "We have received a complaint against you; come to our investigation department." However, due to his surgery and treatment, he could not go.
After some time, his bank account was reopened, and he did not receive any further calls. I want to know, if he comes back to the UAE or goes to any other GCC country, will he face any problems?
If someone has a case in the UAE, can they travel to another GCC country?
