Q: Hi there,
I am renting a property with the contract expiring on Oct 1, 2022. Apparently, the property was sold and so far I have not received any official information.
As far as I was able to understand, according to Dubai law, I will be entitled to stay in the property for 1 calendar year from the day I will be formally informed that the property has been sold. Is this correct?

How to register the short extension of a tenancy contract with Ejari?

Q: I have been renting a property since 11 May 2021 and the lease was due to expire on 10 May 2022.
On 27 September 2021, I was served a notarised eviction notice by the landlord as he intends to sell the property.
It is my right to remain on the property until 27 September 2022 which is one year from the receipt of the eviction notice.
The landlord has given me a letter where he has no objection to me staying on the property until 27 September 2022, however, I would like to know whether I need to register this 4-month extension with Ejari.
The landlord tells me that it is not possible, as Ejari is only applicable to contracts of 6 months or more.
How am I protected in this case?

Tenant refuses to vacate despite registered email notice

Q: Dear Sir/Madam,
I gave a 12-month notice to vacate to my tenant, using the registered email service from Emirates Post.
Now, two weeks before the eviction date, my tenant refuses to leave the apartment claiming the notice was not given rightfully and that the notice letter must be stamped by Dubai courts and be delivered in English and Arabic, and that the registered email is not recognizable by law.
As far as I understand it is an either/or question: either you send the vacation notice through the Dubai courts or you send it privately through registered mail, where it is not necessary for the notice to be stamped and attested by the court.
According to Emirates Post, the registered email is fully recognized by law.
Advice on this matter is very much appreciated.

Contract expired 2 months ago. Owner wants to raise rent. Can I renew at old price?

Q: Dear Sir/Madam,
I was overdue for my tenancy contract renewal; no one contacted me, and the contract expired 2 months ago. I have been living in this apartment for 2 years, and now the owner of the apartment wants to raise the price.
I read that I had a grace period of 90 days to renew my contract, but the agency says that I only had 15 days.
Who is right in this situation, and can I renew the contract at the old price?

Can we contest the non-renewal notice and claim renovation compensation?

Q: Hi All,
I need your advice, please.
We got a shell and core office in June 2024 and started the fit-out works. It’s almost 80% done. Now the property management has given us a non-renewal notice for next year, so we will only stay for one year.
We replied and told them it would be better to stop now, as we don’t want to complete the renovation just to move out next year. We asked for a refund for our initial payment and for the fit-out construction.
To what extent or how much can we claim for damages, such as the time and effort wasted? Since April, we haven’t had an office because they made us wait for a few months. Is it possible to contest this non-renewal? What are our rights?
Please advise!

As a tenant, I gave notice for non-renewal 60 days prior. However, circumstances have changed, and I now wish to renew the apartment contract during my notice period.
My landlord is asking for 48K instead of the earlier offered 38K for renewal.

I live in Dubai Marina, and the landlord claimed that according to new Dubai Land regulations, the chiller now has to be paid by the person occupying the apartment.
Even though my contract says that the landlord should pay the chiller, they want to implement this mid-contract.

Good afternoon!
My friend works as a cleaner for a cleaning company and she now wants to resign with a 30-day notice. However, she has not completed the two-year contract and has only served for 16 months.
Additionally, she has not taken any vacation leave. The sad part is that when she signed the offer letter, she did not receive a copy of it and only signed it.
I would be very grateful if you could let me know if she would have to pay or if her boss has the right to not accept the resignation if the notice period mentioned in the offer letter is more than a month.
Her boss has not provided her with any kind of proof that she can use in the future if anything happens.

Hello,
I represent a tech-based marketplace company registered in a Freezone, in the UAE.
This is in regards to the UAE's law regarding the ownership of code when there is no clause mentioned in the agreement. One of our products (web application) is being developed by an agency in the UAE.
While we do have agreements in place, there is no clause regarding ownership of code. In the situation mentioned above, I've heard that the ownership of code either goes to the author or the agency that employed the author. Is this true?

My friend in Dubai opened her dance studio in Karama & requested me to give her 4 cheques in my name as they had some issues opening an account.
She assured me that every alternative month before the due date of the cheque she would deposit the said amount in my account. The 1st cheque was on 10 Nov 2022, for which she put the amount in my account.
On 10 Jan 2023 was the 2nd cheque & this time she did not put the money in my account, I borrowed money from my known sources to avoid the cheque bounce case.
It has been 13 days now & she has still not deposited my money in the account. How can I get out of this situation?
I want to take back my 2 pending cheques from the landlord as the class does not belong to me, I just helped on humanitarian grounds & this is what I got in return.
I have been messaging her pleading with her to deposit the money in my account but she has been giving me excuses.

I am vacating a quarter earlier, but the landlord refuses to return the 4th quarter cheque until I vacate the premises and he makes post-inspection despite having a separate security deposit amount in place.

Hi,
I was laid off in June 2020 during COVID19 and had credit cards in several banks. I had to leave the country but was still paying the banks up until September 2021.
So I was getting calls from the bank, and the last one was maybe in December 2021. A new law came into effect this January, so the cheque bounce was decriminalized but the civil case is still there and a new option of some kind of execution is also there now.
I don't know if I got any cheque bounce, do I get a notification on my email or SMS on my mobile? (My mobile is still active and I am outside of Dubai since then).
Also, want to ask- under the new rule does the execution smth can lead to imprisonment and/or a travel ban? And if yes then for how long?
Will I be able to come to Dubai and find a job if the execution case is there?
