Q: Hi,
I recently purchased a house and it's currently rented but I want to move in.
The law says that 1-year eviction notice is needed, but the tenancy contract states that the landlord has the right not to renew the tenancy contract by writing a notice 90 days before expiry.
This contract was signed by the previous owner, so will this be applicable, or do I have to give him a 1-year eviction notice?
The tenancy contract ends on January 15, please advise.

Q: Hi,
My current apartment lease ends on 19 Nov 2021, the owner emailed me yesterday that he wants to move in and asked us to vacate after our lease ends.
I told them that they should've sent me a 12-month advance notice via notary and I am not evicting the apartment.
Also, he did not send me a renewal agreement and we are now two weeks past the 3-month renewal deadline.
I want to know what are my options. Should I file a dispute and ask for renewal under the current agreement?

Q: I recently purchased a property in Springs which is rented till September. I need legal advice on the procedure to send an eviction notice to my tenant as I need to occupy the property for personal use.
As far as I read in the RERA legislation Page 108-110, Article (25) - Section - 2, if the landlord wants to occupy the property for personal use, 90 days notice is sufficient.
But the tenant insists to have a 12-month notice. What are my options and is it possible to send a legal notice to the tenant to vacate the premises at the end of the rent contract?

Q: Dear sir/madam,
I am considering buying a residential property that is currently rented out. If the current owner issues the 12-month notice to the tenant, will that notice still be in effect when I purchase the property? Or will I have to serve notice again?
References to the law where it states either case will be helpful.

Q: I am about to purchase a property. It was rented to an Emirati couple until 28-12-2021 (as mentioned on the agreement).
We are all set for transfer and I was looking forward to staying there. Now I was told by the agent that the seller hadn't given notice period to the tenant and had to extend their tenancy contract.
Would like to know what are my rights?

How to vacate the tenant from a property purchased upon verbal assurance by seller?

Q: I purchased a tenanted villa recently. Before signing form B, we asked the seller through the broker if the tenant could vacate the house upon expiry of the tenancy contract, and the seller said yes verbally.
So we signed form B, proceeded with the buying process, and confirmed as vacate house again with the seller during the final transfer.
We've sold the place we used to live in because we will move into this new house and stay in temporary accommodation until the tenancy contract of this new house expires.
However, now the tenant doesn't want to vacate the house upon expiry of the tenancy contract.
What can I do in this case?

What can I do if my tenant refuses to evict property at the end of the eviction notice?

Q: I purchased a property in Dec 2021. Transfer was in Jan 2021.
The previous owner issued a 12 month eviction notice, dated 28 Oct 2021. On transfer, I met the tenant to get a new signed tenancy contract in my name with the same terms and conditions as pervious over, which expires in 27 July.
In T&C's, if he wanted to renew he needs to give 90 days notice, which he failed. At which point, in May, I emailed him to explain, and that he should vacate in 28 July 2022, he confirmed he got the email.
We plan to move into our home. In the 1st of July he told me he will not move and filed a case at RDC against me. This case was rejected today, as he uploaded falsified documents for the case.
Pervious to the case, I did offer to let him extend to Aug 30, an extra 4 weeks.
Now where so I stand?
As I would like him to leave asap, shall I open a case against him?

Does the existing tenancy contract between the tenant and the previous owner remain in force even after the new landlord has purchased the property in the middle of an ongoing lease?
And when should a new tenancy contract be made?
Should it be made immediately after the property has been sold, or at the end of the ongoing tenancy contract signed between the previous owner of the property and the tenant?
Also, does a new contract have to be in place for the tenant to exchange the cheques, or does the existing tenancy contract with the previous owner remain valid for the purpose of exchanging the cheques?

Dear Sir/Madam,
I was wrongfully terminated by my school under Article 44 on March 20th, 2023. I have a case in the labor courts, and the first hearing is on April 4th, 2023.
However, my employer is asking me to vacate the school accommodation. I asked the Ministry of Labor and the courts, and they informed me that the school cannot evict me until the case is resolved.
Is this information correct?
I am currently unemployed and have nowhere else to go until I find another job.

Hi,
May you and your family be blessed.
I'm extremely tense and need your kind feedback on the following issue.
If I have a travel ban in KSA, can I travel to the UAE on a work visa?
I have been visiting Dubai on a tourist visa without any problems.
The ban was imposed because I had to leave KSA suddenly and could not return after an exit-entry, and I was unable to pay back my car EMI and credit card payment totaling 30k SAR, which I intend to pay off gradually now.
When I left KSA, they only had my fingerprints at the time. I also understand that while coming for a visit to Dubai, only a retinal scan is done.
On the other hand, when obtaining a work visa, UAE takes and registers fingerprints as well. Could this lead to any issues for me?
I have finally obtained a better-paying job after a long time and can finally save up to pay off my debts. The case registered for which the travel ban is imposed is only for SAR 16000.
As of now, I cannot afford to hire a lawyer to check in UAE.

My landlord wants to evict me from the property where I reside. They have not provided a court order for eviction within the past 12 months.
Additionally, they are requesting a 40% increase in rent and are insisting on a 6-month fixed-term renewal, despite the RERA index indicating no such increase.
Furthermore, they have included an unreasonable clause that prohibits pets, even though I have lived on the property with a pet for over three years.
What options do I have if I do not agree to these demands?
