Q: I need assistance on the agent/broker commission.
I had bought a property recently wherein I approached directly the sales office of the developer and booked one apartment.
The developer has appointed an agent/broker from their side to handle the process. As per the SPA, the broker is eligible for an amount of 2% from the seller side.
Now, after completion of the handover, the same broker is asking for 2% from my end.
The property is bought directly from the developer and I am the primary owner (i.e. the property is not a resale property).
Is the broker eligible to 2% commission on the property value again from the buyer when he has already been paid by the developer?
The SPA does not mention any commission from the buyer, can the broker still insist on the commission?
As a buyer, what rights do I have in this scenario?

VAT and its application for a broker selling third-party goods in the UAE

Q: Hi,
We are a third party portal acting as a broker. We are selling products in the UAE on behalf of retailers. However, we invoice end users including the VAT.
Our model is based on commission which means that X% amount of net amount will be retained and the remaining will be transferred to retailers. How to handle this legally between us and the retailers:
1. Do we apply VAT? How do we transfer to retailers as we cannot invoice them?
2. Can we claim back the VAT as the initial retailers have paid VAT on products already?

Recovering money lost because of an online broker

Q: Dear Sir/Madam,
I would like to complain regarding my online broker. Because of my online broker, I lost all of my money which was around 112000$ within 3 weeks in an online platform.
Please advise If I can legally get back all of my money which I have lost because of that broker.

Can the seller sue the broker if the buyer is not paying the price of the property?

Q: I am a broker.
The seller is threatening me. The buyer put an offer for a property.
The buyer sent a cheque copy with the name of the seller, the seller asked to change it to his name since there were joint buyers, which I have sent to the seller, we didn’t sign any MOU.
I never received any personal cheque copy from the buyer to date and when I informed the seller that they were not responding back to me, the seller threatened me and harassed me with pre-suing legally against me.
He is demanding 285k AED (which was 10% of the villa price) he wants the buyer / my company / me to pay that ASAP.
What should I do?
Can you suggest, please?

Commercial matters regarding which specific Federal laws are issued shall be subject to the provisions of such laws, and to the provisions hereof which do not contradict with said laws.

Can I file a case against a friend for privacy breach if he claimed I scolded him for his act? 0
On Jan 2, 2025, one of my close friends did a privacy breach and recorded me and my van in some specific place.
On Feb 5, when I called and asked him why he did this to me, he went and gave a complaint that I scolded him and threatened him.
The same case was later closed by the PP when we negotiated outside the station and apologized.
At this juncture, can I file a privacy breach case against him, which happened on Jan 2, 2025, and on Feb 5 I scolded him only for the privacy breach that happened on Jan 2?
