And when should a new tenancy contract be made? Should it be made immediately after the property has been sold, or at the end of the ongoing tenancy contract signed between the previous owner of the property and the tenant? Also, does a new contract have to be in place for the tenant to exchange the cheques, or does the existing tenancy contract with the previous owner remain valid for the purpose of exchanging the cheques?

Dear Sir/Madam, I was wrongfully terminated by my school under Article 44 on March 20th, 2023. I have a case in the labor courts, and the first hearing is on April 4th, 2023. However, my employer is asking me to vacate the school accommodation. I asked the Ministry of Labor and the courts, and they informed me that the school cannot evict me until the case is resolved. Hi, May you and your family be blessed. I'm extremely tense and need your kind feedback on the following issue. If I have a travel ban in KSA, can I travel to the UAE on a work visa? I have been visiting Dubai on a tourist visa without any problems. The ban was imposed because I had to leave KSA suddenly and could not return after an exit-entry, and I was unable to pay back my car EMI and credit card payment totaling 30k SAR, which I intend to pay off gradually now. When I left KSA, they only had my fingerprints at the time. I also understand that while coming for a visit to Dubai, only a retinal scan is done. On the other hand, when obtaining a work visa, UAE takes and registers fingerprints as well. Could this lead to any issues for me? I have finally obtained a better-paying job after a long time and can finally save up to pay off my debts. The case registered for which the travel ban is imposed is only for SAR 16000. As of now, I cannot afford to hire a lawyer to check in UAE. Thank you for your help!

Dear Sir/Madam, My landlord wants to evict me from the property where I reside. They have not provided a court order for eviction within the past 12 months. Additionally, they are requesting a 40% increase in rent and are insisting on a 6-month fixed-term renewal, despite the RERA index indicating no such increase. Furthermore, they have included an unreasonable clause that prohibits pets, even though I have lived on the property with a pet for over three years.  What options do I have if I do not agree to these demands?

Dear Respected, I have a travel ban on me and a case raised in Dubai Courts against the company. The reason is the company owner asked me to sign a cheque to a service provider and the cheque bounced. I'm not a shareholder in the license. I'm not a partner in the license or elsewhere. I'm not a manager in the license or elsewhere. I only hold a POA from the owner to assist him in opening a bank account while he was abroad and be the authorized signatory in the bank. السلام عليكم، لدي دعوى عقارية وقد تأخَّر المطور في إنجاز المشروع. أخطرت المطور بإشعار إنهاء عقد موثّق من الكاتب العدل وبإعلان بالنشر. بعدها سجلت قضية لفسخ العقد واسترجاع المبلغ المدفوع لشراء الوحدة، وفي أثناء نظر الدعوى، أرسل المطور إيميل لي بإخطاري بسداد المبلغ المتبقي وباستلام الوحدة. هل هناك قانون يجيز أن تعتبر الوحدة قد سُلِّمت لي بموجب البريد الإلكتروني من المطور أثناء نظر القضية ولم يصدر فيها حكم بعد؟

السلام عليكم، قضية عمالية جزئية مبلغ المطالبة فيها 70.000 درهم وتم عمل استئناف من جانب العامل. هل عند تسجيل استئناف عمالي يكون هناك مبلغ 1000 درهم تأمين أم لا؟ حيث أن المبلغ المُطالَب به هو 70000 درهم؛ وهو مبلغ أعلى من النصاب الانتهائي للمحكمة.

السلام عليكم، اشتريت أرض منحة وقال البائع وقت البيع أنها أرض قديمة ومحذوفة من قائمة المنح، لكن لا يستطيع تعديل الأرض من منحة إلى ملك إلا بعد البناء عليها وقبلت بهذا الشرط وبنيت عليها. عند الانتهاء من البناء لم يستطع البائع التنازل عن الأرض بسبب منع البيع أو التصرُّف في أرض المنحة وأنا أكمله منذ 18 شهرًا ولم أحصل على تنازل ولم أستطع إدخال كهرباء أو الاستفادة من البيت بأي شكل من الأشكال، وسبب التعطيل من البائع. كيف أتصرف؟

Salam, I have terminated my tenancy contract early on. On the 4th month, I notified the landlord through his agent that I got released from duty and need to terminate the contract. I gave 2 months' notice (via email). I received verbal confirmation that I can vacate. I received Clearance Certificate and handed the place over on time and in good condition. The only thing, I didn't pull out the balance cheques from the landlord. 1. The landlord didn't return the security deposit. 2. To my surprise, the landlord cashed the 3rd cheque. 3. The landlord still has the 4th cheque. Being new in the UAE, what am I supposed to do? How can I collect my money and stop the 4th cheque from being cashed out?

Dear sir/madam, We were contacted by a large firm in the UAE. We agreed, put a contract, and got an LPO from a client. It was a 6-week project. We started & followed all the processes, got approvals for each task as per the approved project plan, did revisions they requested. For a few items, we needed the client's feedback or inputs but they didn't provide them at all. For 4 weeks, we sent reminders, calls, emails. No response or updates. It was affecting us; 6 weeks is over. Today, we got an email saying they are canceling the PO and not paying at all. The PO clearly states "partial payment" is included. Our contract states delays caused by clients are their fault and are payable. We have full proof of work, emails & records. We want to take legal action and get compensation for all work done, delays, time wasted, and damages as we had to stop other work. Please advise!

Hello, I would like to seek your advice regarding my situation. I have recently resigned from a Freezone company. I have a Fujairah visa. I was able to complete my first contract of 3 years. This year, I have renewed my contract and after 6 months, I decided to resign. I've completed my render period of 30 days. Now, my boss is telling me that in lieu of my contract termination, I am not entitled to receive gratuity and cannot encash my unused leaves as I have to payback my visa renewal and medical fees including the cancellation. He also mentioned that I am reliable for the "early termination compensation" which means I have to pay half of three months salary and allowances. I have tried to call MOHRE but they said that Freezone is not part of their scope.

The bank filed a criminal complaint about a cheque of 200.000. I'm not in the country. If a lawyer has a POA from me, can go to the police station, find out what's the situation and pay a fine on my behalf? Or I am the only one who must go to the police for the fine? Also, can the lawyer ask for a police clearance certificate?
