Q: The landlord has complained in the Rental Disputes Center that we are not vacating and has demanded 10 months rent.
Whereas our shop was already vacated and DEWA final bill was also done. In this case, what is my right and how should I proceed?

Q: My contract ends on 20th Feb 2020 and I have informed the landlord on the 24th of December to amend the rent or allow us to vacate on the mentioned date.
They have replied that the contract will be automatically renewed as we have not given 60 days notice (technically it is 59 days given) and that if we wish to vacate he is asking us to pay two months rent as a penalty.
Kindly advise.

هل يحق لشركة عقارية تمديد مدة الإيجار رغم إرسال المالك إخطار بعدم التجديد؟

س: السلام عليكم،
لدي بيت مؤجر لشركة عقارية. وبحكم أني أعيش خارج الإمارات، تعرضت لنوع من النصب حيث لم يتم إخباري عن موضوع الإخطار القانوني لإخلاء البيت.
بعد درايتي بالموضوع أرسلت إخطارًا قانونيًا في شهر سبتمبر الماضي لإخلاء البيت، مع العلم أن عقد الإيجار حُرر في فبراير 2021 والإخطار القانوني في سبتمبر 2022 لأني أنوي الاستقرار في بيتي بالإمارات مع عائلتي إن شاء الله.
أريد من فضلكم معرفة هل يحق للشركة العقارية تمديد مدة الإيجار رغم الإخطار القانوني؟
صاحبة الشركة لا تريد التواصل معي حتى مستحقاتي (الإيجارات) لم أتوصل لها وبيتي معروض للإيجار على الإنترنت بعقد سنوي.
مع العلم حسب القانون، لا بد من تسليم المفاتيح في شهر سبتمبر.
