Q: Hi, My x-wife and I are joint owners of a property in Arabian Ranches Dubai. Both names are on the deeds. She has rented it out without my consent for the last few years, by forging my signature.
How can I ensure she does not sell it? She collected the deeds from the land registry.

Q: Question about property division in Dubai after divorce:
My husband divorced with his ex-wife. During their marriage, he bought property office unit (he paid money to buy it and he still paying for maintaining from his pocket) and gifted it to her. Now they divorced, can he get his half? What is Dubai law rules?
They are in court proceedings for the property division in Russia, in case if he can agree with her to sign this unit under his name, is it acceptable for Dubai? What documents does he need to show here in order to do property registration back to his name?

Q: I own an apartment in Dubai and on the Title Deed I have my name and that of my daughter who is a minor. I have approached a bank for an equity release against the apt and the bank has asked me to get a court permission allowing me to get the loan since there is a minor.
I have approached the personal status court and the judge asked me to prepare a personal statement of my position, etc and to include the reason why I need the money and what I plan to do with the money.
On the personal statement I put “The purpose that I am applying for this loan is because I would like to use the money towards the continued education of my daughter as she attends university in the United States to obtain a Bachelor’s degree which takes 4 years and part of the application process is to show proof of funds in order to pay for university as a pre-requisite in the application process.”
My question is my reasoning ok for the Personal Status Court or should I put something else on my personal statement?

Inability to get the keys of a co-owned apartment. What to do?

Q: I co-own an apartment in Hanover Square, Dubai but I am unable to obtain the keys for my apartment from the management company as they claim the 2nd owner is supposed to be present for key collection.
Unfortunately, the second owner is in Pakistan and with the travel restrictions, he is not able to present himself. I tried getting online POA notarized but failed as I couldn't get a reply.
I fail to understand! I am also one of the owners and we are not selling the property, we just want to have the keys so that we can utilize the apartment. We were promised that the keys would be given to us once we clear Dubai Land dept. dues but still are not able to take the keys.
We have tried reaching the real estate agent, management company&developers, no replies from any one of those. Only the real estate claims that both owners should be present to get the key, otherwise, I need to keep waiting. Else, I need to bring a notarized POA.
Any solution to this bizarre query? I am tired of moving back and forth from my resident city of Al-Ain.

How to claim the share of a jointly owned property from husband after selling it?

Q: My husband and I jointly (50/50) own a property in Egypt. We agreed to sell the property.
My husband said that money had to be first transferred to an Egyptian bank and as I do not have this, we agreed that funds would be transferred to him and then he would transfer them to UAE and give me my 50% share.
He is now refusing to do this. Do I have a legal claim?

Q: Dear,
I signed a FORM F with an Addendum expiring on 5 September.
At first me not knowing the process, I did not know that I needed to clear pending charges to sell my property.
I thought I will come to an arrangement with the buyer, and he agreed to that with compensation that we manage between me and the agency.
Then I went to the UAE for 3 weeks but nothing happened when I came back to France. They requested me to come back to sign the original contract because the bank could not accept the signed copy.
My question is, since the original contract is rejected and we have no original but pdf signed copy, is it a valid contract? Or it's not official unless signed on the paper original? Can I remove myself from the sale?
Also, if the contract is valid then and the expiry date reaches, what is happening?
Can I remove myself from the sale knowing for a fact that the NOC is pending and the contract could not be registered in the land department?

How to prove the partnership of a property with the fiancé?

Q: Hi!
Last year, my fiancé and I put money together to buy a property in Dubai. The mortgage and title deed are both in his name as we were unsure if we could co-own as an unmarried couple.
As I have contributed about 30% to the downpayment of the property and continue to pay about 30% of the mortgage, how can I claim 30% ownership?
Would my name need to be on the title deed? Or can we have a contract written?

Can I authorize my wife who's living in Dubai to sell this apartment? And under what legal document is this regulated?

Good morning!
I have a rented property in Dubai. In March 2024, when I went to visit my flat, I found a subtenant inside. He informed me that he rented from "my tenant" and is paying on a monthly basis.
This occurred without my consent, and his cheques return unpaid. I have heard from my friend about many options to vacate my unit and sue the original tenant.
I would appreciate your advice on the subject matter as a consultant.

أود الاستفسار عن رسوم مقاضاة مطور عقاري اشتريت منه وحدتين عقاريتين.
تم دفع 30% من قيمة العقار + جميع رسوم دائرة الأراضي والأملاك ولكن منذ 7 أشهر يماطل المطور في تسليمي العقد. ولا أعتقد بأن المبالغ المدفوعة تم إيداعها في حساب الضمان.
أيضاً، المشروع متأخر والثاني لم يبدأ بعد مع أنه من خلال نموذج الحجز مذكور بأن عمليات الإنشاء بدأت والتسليم في ديسمبر 2019.
أريد رفع دعوى لفسخ العقد وإرجاع جميع المبالغ المدفوعة. هل الدعوى مضمونة؟

Hi,
I needed to know if the court issues a judgment of 2 or 3 months jail term in cheque bounce case, is there a way to reverse the judgment or avoid the sentence? Possibly if the creditor withdraws the case?
I have received a judgment of a jail term of 2 months for AED 1 Million security cheque bounce against a loan that is 75% paid off and a 3 months jail term for multiple cheques to a single supplier valued at AED 48,000.00 approx.
What can I do avoid jail terms and wondering how AED 48k cumulative value would result in jail term?
Appreciate a solution for this.

I signed as a guarantor for a person's company loan for AED 500,000.
The person is no longer in the country and now there is a civil case on me.
What is the penalty or jail term I would be looking at?
If I go through the jail term, is the outstanding amount is also cleared?
