Q: I want to buy an off-plan property but I do NOT want to sign their SPA. The property is almost ready and due for handover in 2-3 months.
The developer is implying that if I pay the full price 100% with no payment plan, it may be possible to bypass signing the SPA, as the property would be paid for 100%.
I don't want to sign the SPA because of a clause inside it which I disagree with on a religious level.

Q: Dear Sir/Madam,
Is there a time limit for an off-plan project developer to pay the 4% registration fee to the DLD?
It has been five months since I paid the developer the booking amount and 4% DLD fee, and I have not yet received my Oqood.
Any guidance would be greatly appreciated.

Q: I booked an off-plan property with a developer in a project in Dubai.
I have paid 10% + 4% DLD. It's been 2 months and still, I don't have SPA. Plus, the above amount is in favor of the developer's account and not escrow.
Please advise if this is normal and what questions I should ask the developer.
Can I withdraw the money from the developer?
Will he be liable to hold any % of my money for cancellation?

Q: Hi,
I purchased a unit in July. I've requested Oqood several times to no avail. They responded that the registration will take time, and the delay is from DLD.
I checked with DLD, and they informed me that no registration application had been made in my name. Additionally, when I purchased the unit, I was promised several things, including Golder Residency, and a flexible payment plan of (70/30), but that was all untrue.
Furthermore, I realized that the developer provided their direct bank account rather than an Escrow account, which raised a red flag for me. The contract stated that the completion time is July 2024, but the construction progress is still under 20% as per the DLD website.
I have the intention to cancel my SPA and request a refund. Will that be doable?

I live in Dubai Marina, and the landlord claimed that according to new Dubai Land regulations, the chiller now has to be paid by the person occupying the apartment.
Even though my contract says that the landlord should pay the chiller, they want to implement this mid-contract.

My friend works as a cleaner for a cleaning company and she now wants to resign with a 30-day notice. However, she has not completed the two-year contract and has only served for 16 months.
Additionally, she has not taken any vacation leave. The sad part is that when she signed the offer letter, she did not receive a copy of it and only signed it.
I would be very grateful if you could let me know if she would have to pay or if her boss has the right to not accept the resignation if the notice period mentioned in the offer letter is more than a month.
Her boss has not provided her with any kind of proof that she can use in the future if anything happens.

I represent a tech-based marketplace company registered in a Freezone, in the UAE.
This is in regards to the UAE's law regarding the ownership of code when there is no clause mentioned in the agreement. One of our products (web application) is being developed by an agency in the UAE.
While we do have agreements in place, there is no clause regarding ownership of code. In the situation mentioned above, I've heard that the ownership of code either goes to the author or the agency that employed the author. Is this true?
