Q: My landlord is requesting me to leave the apartment at the end of tenancy period which is in 3 months. He hasn't requested this formally, I mean he only sent an email. Can this be counted? I do not want to leave as I know the reason he wants me to evict is that he wants to increase the rent on the new tenant since I have been for quite some time.

Q: Dear lawyers, I would like to ask you for an advice on my situation with the tenant. At the time of signing the contract we agreed to 3 cheques payment, but started defaulting. Q: Hi, I have a flat in Dubai freehold and it's tenanted till Jan 2017. Just want to know the law incase I want to sell it and the buyer wants it vacant, what will be the notice to the tenant?And if I want to renew the tenancy contract what will be the maximum notice period shall I put for the tenant to give me before they leave?

But a week after the other agents came to our apartment and said that the apartment is on sale and we have to let them in so that they could take pictures. Can the landlord sell this apartment without prior notice to the tenant and will this affects our tenancy contract?

Q: Good day, I recently shifted to a furnished studio on 1st Aug 20. The building does not have contact information for any real estate or landlord. Sitting at their reception every time is just the usual 3 people. I signed a piece of paper which is kind of a contract, gave the security deposit and advanced payment. The person did not give any receipt for this transaction. I have now been paying for 2 months of rent on every 1st but they did not issue any receipt for these transactions. Now, on 4th Oct 20, they knocked on my door and told me that from next month they will increase rent for additional AED 200. I want to know the law applicable to my situation because I think it's illegal increasing a monthly rent out of their "personal interest" and not providing receipts to their tenants. I think we are being scammed. Please help. Thank you.

Q: Hi, Can we refuse the landlord's request to have a real estate agent visit the property for inspection as he is planning to sell the property? Knowing that we are in a COVID situation. I have a small kid and a pregnant wife. Also, what is the notice period to give us before we are forced to move out? Thanks!

The provisions of this Law apply to real property leased out in the Emirate of Dubai, including vacant and agricultural lands, but excluding hotel establishments and real property provided by natural or legal persons as accommodation to their employees at no charge.

Provisions of this Law supersede articles (2), (3), (4), (9), (13), (14), (15), (25), (26), (29), and (36) of Law No. (26) of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai. 

This Decree determines the maximum percentage of rent increase for real property in the Emirate of Dubai when renewing lease contracts.

This Law promulgates the Federal Penal Code (Criminal Law) of the United Arab Emirates. Crimes and chastisement punishments shall be determined in accordance with the provisions of this Law and other penal codes.
