Q: I am staying in the apartment since 2 years. My tenancy contract expires on 15th of June. I informed the landlord via email 1 month in advance, that I don't wish to continue the contract and will leave the flat.
The landlord is now saying that we should have informed him 60 days in advance and is demanding for an extra 30 days rent.
Is this a valid claim? Do I need to pay extra post my tenancy contract getting over?
Kindly advise.

Q: Please, can you advise.
Our landlord is demanding a months rent penalty for not notifying him 2 months in advance of our intention to vacate the premises.
However, our contract does not request us to give notification. It has one clause which states: "IF the tenant wants to leave the apartment BEFORE the expiration date of the contract, he/she shall give 2 months written notice and pay 1 months penalty."
We are leaving on the expiration date, so how can we be in breach of the contract?
There are no other clauses or statements in the contract which refer to leaving notice required, and the contract itself has a clause which deems it null and void after the 1-year expiry date.

Q: Dear lawyer,
I have a tenancy contract for one year in Dubai, ending on 25 November 2018.
On the 8th of October, the landlord sent me a lease renewal, with some parts of the contract modified and contains different terms from the previous one.
I decided I don't want to renew the contract; neither with the new nor old conditions. On the 1st of November, I notified the landlord that I will vacate on the current contract end date 25 Nov.
He replied that I needed to notify him 90 days prior to the expiry date and I didn't, and now he is entitled to reimbursement and asks for 2 months' rent as a compensation.
Our contract says only "Tenant agrees to notify the Landlord in writing 3 months (90 days) prior to the expiry of this Agreement of his intention to renew or not renew the Agreement".
However, no financial penalties for breaking the clause of 90 days' notice of non-renewal are mentioned there.
Please tell, can he claim from me this 2 months' amount?
I will highly appreciate your opinion.

Q: In my tenancy contract I have this clause:
"If the tenant intends to vacate or renew the tenancy on the expiry date, he/she agrees to give the landlord at least ninety (90) days written notice.
a) Renewal should be signed and the rental cheque has to be paid 1 month before expiry, otherwise, the landlord has the right to find a new tenant."
I gave the landlord notice 60 days prior to the expiry date. Now he is asking for a penalty of one month from me or extending the contract for 1 month with an additional one-month payment.
However, in the clause, I don't see any reference to such a penalty. The only written sub-clause is that renewal should be signed one month before expiry, otherwise, he can find another tenant.
I want to leave the last day of the contract, therefore I don't have any issue with him finding another tenant afterwards.
Based on the above, is he eligible to get a penalty?

Asking to vacate the apartment 2 months before the end of the contract

Q: Dear Sir/Madam,
My tenancy contract is ending on 28th November 2021. My landlord verbally expressed his intentions to sell the property on 19th August 2021.
Later on 5th September 2021, he sent me an email asking me to vacate the apartment at the end of the contract period (28th November 2021).
Is this legal or does the landlord have to give me a 12-month notice while renewing the contract?
What are my options in this scenario?

Hi.
One of my friends joined a Telegram group. They said, "We will transfer some amount to your account, and your task is to transfer this amount to another account. Once the task is completed, you will get 30 or 50 AED per task."
He completed 3 to 4 tasks, but he realized it was not good, so he stopped. After one week, when he opened his account, it was blocked, and the bank said, "We are conducting an investigation; after this, we will let you know."
After some days, he had an accident and went to his home country. He then received a call from a landline number, which was from the Abu Dhabi police station.
They said, "We have received a complaint against you; come to our investigation department." However, due to his surgery and treatment, he could not go.
After some time, his bank account was reopened, and he did not receive any further calls. I want to know, if he comes back to the UAE or goes to any other GCC country, will he face any problems?
If someone has a case in the UAE, can they travel to another GCC country?

Getting a new employment visa while a cheque bounce case is being processed 0
Hi All,
I have an existing criminal "cheque bounce" case under my name for dishonoring loan payments. I'm also a victim of unpaid salaries and gratuity from the previous employer.
However, I have reached a stalemate in negotiating with the bank as they are not interested in accepting the money I could offer in the interim despite having a clear understanding of my predicament.
Finally, I have an offer from a company after all these months and I'm anticipating to accept this offer but I'm yet to resolve the criminal case!
Since the bank is not willing to negotiate, I've planned to pay the criminal case removal fee or fine to the Dubai Police. I know that the bank would immediately proceed with a civil case should that happen.
My question is how long does it take to file a civil case? And can they initiate a travel ban without appeal while filing the civil case in court?
Will it affect my capacity to get a new employment visa stamped and work in the UAE while the civil case is active?
