Premature termination of a tenancy contract by a tenant due to an emergency
My landlord/agency may be filing a case against me in court over a rental contract.
I broke my contract as I lost my job. He has 2 cheques with him, however, I gave him 2 months' written notice on emergency grounds as I lost my job and visa.
He insists that I should pay 1 or 2 months penalty fee.
Please advise me further.

However, as basic advice, most contracts have terms to regulate the premature termination of the contract by the tenant and in most cases, it has a term for the notice and another term for the early termination penalty and both are applicable together, not either-or.
Also, your situation as an emergency does not change the terms unless specified in the contract as a basic term.
