الإنهاء المبكر لعقد الإيجار من جانب المستأجر بسبب حالة طارئة

قد يقوم مالك العقار أو الوكالة العقارية برفع قضية ضدي في المحكمة بسبب عقد الإيجار.

لقد خرقت عقد الإيجار الذي وقعته معهم لأنني فقدت وظيفتي. لدى مالك العقار شيكين موقّعين من جانبي، ومع ذلك، أرسلت له إشعارًا كتابيًا مدته شهرين لأسباب طارئة حيث إنني فقدت وظيفتي وتأشيرتي.

ولكنه يصر على أنه يجب عليّ دفع غرامة قدرها إيجار شهر أو شهرين.

يرجى تقديم المشورة لي بشأن ذلك.

Dear questioner,

We can advise you based on the terms of the tenancy contract and the law. We must review your contract to advise further.

You can send the contract to us through email. However, as basic advice, most contracts have terms to regulate the premature termination of the contract by the tenant and in most cases, it has a term for the notice and another term for the early termination penalty and both are applicable together, not either-or.

Also, your situation as an emergency does not change the terms unless specified in the contract as a basic term.

I have just sent my Tawtheeq contract and there's no mention of a 2 months penalty clause. It just mentions giving 2 months notice.
