Clearance of property bills at the end of tenancy contract
My tenant has left at the end of contract last week but without disconnecting any of the utilities like DEWA, Emicool, Du...etc., telling me to pay all from the deposit (Deposit is sufficient).
He is not replying to my telephone calls or messages. I have a new tenant available, but due to this problem, he didn't agree to take my apartment.
What shall I do for?
1) Utility disconnection
2) Loss of new rental income

You may disconnect all the services under the name of the tenant, providing Ejari cancellation to all relevant service providers.

You have the right to file a claim against your former tenant before the Dubai rent committee to claim the damages caused by his reckless behaviour and as per the terms mentioned in the tenancy contract.
In my opinion, you will be able to recover whatever expenses that you have incurred above the value of the security deposit for the disconnections and restoring the unit to its original state like deep cleaning and painting costs.
However, for what you lost of new tenants, you can claim the loss of rent for the period of time you had to spend to put the apartment back into the rental market. And you must prove that you got offers as well.
