The right of the bank to freeze account and EOSB against a loan

Q: The bank had held my account 20 days in advance of my EOSB After I got my new visa and salary letter within the UAE.
The bank had unfrozen the account but blocked the full amount of EOSB and asked me to provide a confirmation letter, which I feel is totally wrong.
My loan amount is even half of my EOSB. Can I approach the banking court of the UAE about freezing the account and holding my EOSB?

Q: Hi,
Good eve, Madam.
I have a query regarding EOSB. I resigned from my previous company and my EOSB was held by the bank due to my existing loan until I can provide them with new documents for my current job.
Let's make things short. I provide them with a new visa and salary transfer letter addressed to the bank.
Unfortunately, upon presenting all the documents, they informed me that the new company is not listed in the bank.
Do the bank have the right to use my EOSB to adjust my remaining loan?

Taking action against a bank for freezing the EOSB without consent

Q: Good morning,
I work for the MOE. I changed the emirate and they paid out my End of Service Benefit.
My salary is still the same and I am still employed by the MOE. My bank put a freeze on my EOSB and subsequently used it to pay down my loan and credit card.
Their reason was that my debt ratio was too high. I did not give them permission to do that but they did it anyway. I have never been late in paying them and I have been a customer since 2016.
My question is, can the bank legally do that?
Do I have to file a case against them?
Also, how to stop the bank from taking my entire salary to pay down their debt if they can take my EOSB even though I am still working with the same company; with the same salary being deposited into the bank?

How to settle a salary transfer loan in court?

Q: I have just lost a job with three months of garden leave till 30th June 2021. The salary transfer loan amounts to AED 600,000 outstanding.
There is of course a signed blank cheque given to the bank. What options do I have to settle the loan with the bank?
My preference would be to go to court and fight against the bank to settle.

How can I reach a settlement with the bank for a mortgage of a jointly owned property? 0
I have a jointly owned property in Abu Dhabi. The mortgage was defaulted on as I had to leave the property with my children following an assault by my ex-husband. He left the country in 2018 and never paid the mortgage.
As I was in the country, the bank filed a criminal case against me, and I was sentenced to 3 years. I won the appeal against the bank and then filed another criminal case a few months later in Dubai. Again, I won and paid a fine.
In 2019, the bank started a civil case against me and my ex-husband to have the property repossessed. However, at the time of the purchase of the property, there were no Title Deeds, the bank requires this.
I cannot give them the Title Deeds to sell the property and pay back the amount owed to them as my ex-husband refuses to provide a POA. The bank has filed another criminal case against me only for our jointly owned property.
I wish to resolve this and pay off the bank and receive any money left from the sale. How can I resolve this issue of the Title Deeds?

Can a real estate agency hold a percentage of a property sale until transfer is done? 0
A real estate agency has signed an MOU stating that a 10% security deposit from the buyer and the seller will be kept in the real estate agency and will be released upon transferring the property.
The transfer of the property was blocked due to the court order.
According to my colleagues, the real estate agency is not a trustee and they are not allowed to have taken my security check in the first place, is this correct?
