Interpretation of rental property early termination clause

I have served notice on my rental property in Dubai. The early termination clause states that I must give 30 days notice and pay 2 months penalty rent.

Is the 2 months penalty consecutive to the notice period or is it concurrent with it?

Appreciate any advice.

Dear Questioner,

As you wrote it in your question it means that it is consecutive.

In other words and to be more clear, you will have to pay the penalty PLUS serving the notice of the 30 days. Which is to allow the landlord to look for another tenant in the period of one month while you are still occupying the unit and two months when it is vacant.

You basically lose three-month rent in this if you are planning to leave immediately.
