The builder's name is [-------], and now they have stopped the project for 6 years.

How to recover the full paid amount after the project has been liquidated?

Q: Dear Sir/Madam,
I purchased an apartment within Dubai Sports City and have fully paid the purchase price. I have received a notification from the land department confirming that the project is being liquidated.
The Dubai Rest app displays the purchase price as a fraction of the amount I paid.
I have tried contacting DLD via email, but I keep getting transferred between the canceled projects department and the support department.
Could someone please help me resolve this issue as I could potentially lose out on any liquidation returns?

The property is not completed while the developer left the country, what to do?

Q: I bought an off-plan property in 2014 and paid the full amount, but the developer couldn't complete it and left the country.
He didn't register it in the land dept. Now the project has been given to a new developer by the land dept. as it is already 90% complete.
The property is not registered in the land dept by the previous developer. The land dept asked me to put a complaint on Dubai Land Department for failure to register by the developer.
After the complaint, I received an email from the Real Estate Violation System (RVS) that the property is registered under a different name and asked me to contact the judicial authorities.
What would be my property's status in this scenario, how can I get my property? Can I proceed through Dubai courts according to the arbitration law which is mentioned in the SPA for dispute?

Should a legal notice be bilingual? I want to send a legal notice to my business partner (non-Arab). I went to an official translator and got an official translation into Arabic.
Now I will go with three printouts to the Notary Public. It is about 8 pages in Arabic and 8 pages in English.
Question: Should I only take the Arabic printout with me and get that stamped by the Notary, then ask TABLEEGH to send the English version as an attachment to the Arabic notice?
Or should I take all 16 pages (8 Arabic + 8 English) and get the notary stamp on the last page?
The reason I ask is that sometimes the Notary does not like long notices.

I would like to file for a divorce after 18 years of marriage. We are both based in Dubai, and our marriage was registered in the UK.
I would like to get a divorce and keep custody of my youngest son, who is 7 years old, until he is at least 11. I also want to get alimony for him, either through monthly payments or a lump sum.
We have been separated since mid-April 2025.

I am currently involved in a court case against a developer who failed to fulfill his obligations under our contract. My lawyer filed the lawsuit at the beginning of the case, claiming the return of the amounts I paid.
Later, the court appointed an expert. The expert has now issued his report and concluded that the developer owes me a much higher amount than what was originally claimed by my lawyer, as the expert also included items such as lost profit and other damages.
I am confused and would like your guidance: in my situation, will the court’s decision be based on the expert’s report, or only on the lower amount requested by my lawyer in the lawsuit?

How to enforce a catch order on a tenant back in Dubai despite a travel ban? 0
Good morning,
I am a landlord in a case against my tenant, who has been evicted due to non-payment of rent. The court has already issued the eviction order and provided me with a list of the tenant’s furniture. I also applied for a travel ban and license blocks against the tenant.
However, I recently found out that the tenant is currently in Dubai. Since I already have a catch order from the court, could you please advise me on the following:
1. How is it possible for the tenant to re-enter the UAE despite the travel ban and catch order?
2. What is the procedure for me to follow up and activate the catch order now that the tenant is in Dubai?
3. What further steps can we take to ensure the payment settlement is enforced?
I would appreciate your urgent guidance on this matter.

Will my father’s unpaid debts affect my re-entry to Dubai on a tourist visa? 0
Hello,
My father had some debts due in Dubai, and at that time, he was unable to pay them and still hasn’t. We left the country in 2017, but my mom and I were under his sponsorship, and we didn’t cancel our residency visas.
Now I need to go back to Dubai on a work trip. I want to check if this might have any effect on me re-entering on a valid tourist visa. I’ve checked the ICP website, and it shows that my residence permit has been cancelled.
