How can I resolve a travel ban with an expired passport and a bounced check case?
Q: Hello, I have a civil case for a bounced check and a travel ban. My passport has expired and can only be renewed in my home country. Due to the travel ban, it is not possible to exit and renew the passport. With an expired passport, I can`t work. What are the options in this situation? Can my wife take this case and start paying in installments so that I can go to renew his passport and come back? Thank you!

المستأجر في السجن. كيف تجدد زوجته عقد الإيجار؟
س: السلام عليكم ورحمة الله وبركاته، يوجد مستأجر سُجن بسبب قضية وحاليًا تسكن الشقة زوجته وابنه وهي تدفع الأجرة بدون أي تأخير. انتهى العقد. هل يمكن تجديد عقد الإيجار تحت اسم الزوج وزوجته توقع مكانه؟ أم يجب ترك العقد بدون توقيع؟ أم يجب إبرام عقد إيجاري جديد باسم الزوجة وفي هذه الحالة يمكن تغيير الشروط والأحكام والقيمة الإيجارية؟ أرجو منكم الإجابة!

Developer asks for full year's service charges despite purchase at year-end. Can I refuse?
Q: Hello, I bought a property from a developer in Q4 2023 and got the keys handed over in November 2023. They have returned to me to pay additional service charges for the entire year although I purchased the flat from the previous owner in the last quarter of the year. I sent them multiple emails to explain the reason behind it and to ask them to send any legal statement showing that the new owners are responsible for paying additional fees, though this is unfair from my perspective as I have been the owner of the property starting from Nov 2023. Some friends told me that they received a letter from their lawyers which they sent to the developer questioning this procedure and refusing to pay this. Since I don`t have such a statement to send to them as well, is there any opportunity for somebody to help me in writing one, hopefully getting the chance not to pay the additional fees? Thanks!

Q: Hi Team, I would like to ask. I`m an agent in the UAE, and my receivable commission has been delayed by my agency which is above AED 1 million. However the company is not running well lately, and it has a risk of insolvency. If it really happens, who should I claim my commission from? What's next if a tenant won't pay or vacate despite winning the case in RDC court?
Q: Dear Sir/Madam, The tenant didn`t pay rent for over 7 months. I filed a case, and finally won; the RDC court verdict is to evict the tenant and for them to pay all rent and legal fees. I contacted the tenant, who refused to move out or pay. What`s the next step? Do I file for execution via RDC, or will it be automatic? How much does it cost, and how long does it take? The tenant is arrogant and said he will not pay until I proceed with execution from RDC, and then he will ask for a one-year payment plan! The whole procedure is very unfriendly to the landlord, with the tenant risking nothing while the landlord incurs lawyer fees, interest losses, and significant time and effort.

What to do if the tenant refuses to vacate despite of two months eviction notice before contract expiry?
Q: Hello, I`m a landlord looking to evict my tenant by the end of the contract. I`ve already sent him a 68-day lease non-renewal notice via email, which he acknowledged. However, he`s now claiming the notice is too short and he doesn`t want to vacate (Abu Dhabi). Do I have a case for court, and if it goes to the Rental Dispute Office, how long does the eviction process typically take and when can I file a case? The tenant has been in the property for the past 5 years, but I failed to complete the Tawtheeq for 2022/2023 and 2023/2024. I initiated the Tawtheeq request in 2022, but the tenant never completed acceptance from his side, so now it`s pending in TAMM and blocking any new requests. Any advice would be greatly appreciated.
