Q: Hello Is it customary that during the settlement of a personal loan, the bank asks you to sign a blank cheque? I am no longer a UAE resident. The bank filed a civil case and went through direct execution. Now that we are in settlement talk, they want a down payment and ask me to sign a blank cheque in case I default on the settlement agreement. Previously, they made me sign a blank cheque and made me believe it was necessary in order to restructure the loan, but it was not their true intent. Can I sue a property management company for maintenance issues?
Q: Dear Sir/Madam, We rented a property from a property management company on April 25th and started staying there from that date. We paid the initial rent and deposit as mentioned by the bank. However, there are many maintenance issues in the flat that they have not fixed even after we complained continuously. We are suffering a lot due to this. I want to know if we can file a case on this, as the conditions of the government contract agreement have not been met.

Q: Hi, Our resigned employee filed a labor complaint in MOHRE to claim unused air tickets amount. As it was not amicably settled, labor transferred the same to the court. But till now we didn`t get any intimation from the court as maybe the employee didn`t register the complaint. So what will be the next step taken by the company? New owner in Dubai with no Ejari and previous tenant: What are his rights?
Q: Dear Sir/Madam, I recently purchased a studio flat in Dubai that was previously tenanted under a Tenancy Contract from November 2022 to November 2023. However, there is no registered Ejari to establish a tenant-landlord relationship in the Dubai Government record. The previous landlord had given the tenant a year`s notice to vacate the flat, which was given six months ago. Now that I have purchased the flat, I have asked the tenant to replace the cheques, but she has refused to cooperate. Can you please advise me on whether I am obligated to continue the Tenancy Agreement signed by the previous owner, given the absence of an Ejari? Alternatively, when can I tell her to vacate the flat, or do I have to wait until November 2023? Secondly, I would like to know if I need to serve the tenant with an eviction notice again to vacate the flat. Q: Dear Sir/Madam, I have worked continuously for a company for 10 years and am now being retired. My original contract was signed in 2013. However, in 2018, we were asked to sign a new contract and were given a gratuity payment. On 1 January 2023, we were given another new contract which further reduced the gratuity. Each new contract has reduced the gratuity from the original contract. I understand that contract amendments should not disadvantage employees.
